In recent years,along with the process of city big stride,intensive use of land ismore demanding,HOPSCA in the background was born,and continued to heat up,blossom everywhere in the city. This paper aims to fully understand the presentcondition of Kunming’s HOPSCA,through qualitative and quantitativeanalysis,researching whether Kunming’s HOPSCA supply and demand arematched,whether existing potential waste of social resources, as well as probing intothe development of Kunming’s HOPSCA is reasonable or not, and putting forwardsuggestions and Countermeasures based on the analysis results to government anddevelopers.The first chapter, after reading a lot of literature, in the understanding ofdomestic and foreign scholars on the study of HOPSCA,puts forward the researchbackground,research significance, research content, research methods, technical routeand innovations.The second chapter, introduces the concept, characteristics,classification,research theory, the development process and the condition ofHOPSCA, sums up the deficiencies compared between home and aboard.The third chapter, the paper introduces the current situation of the developmentof Kunming’s HOPSCA, lists the completed in operation, under construction andplanning of three kinds of HOPSCA, use of urban complex investment yieldsobtained from city to city synthesis shop rents, reuse rent city complex relations withthe proportion of turnover in the present, should be at2015,2018, business suppliesretail sales.The fourth chapter, the consumer hierarchical questionnaire, from thecomposition,consumer spending habits, consumption structure, consumptionpsychology and so on different levels of consumers’ consumption psychology,consumption level,the differences and characteristics of consumer behavior, measure the level of HOPSCA consumer preferences, which will spend more percentage ofconsumer retail sales in HOPSCA. Using the trend prediction method, multipleregression prediction method, the grey forecasting model three methods of dataprocessing, it is concluded that the next five years of Kunming retail sales ofconsumer goods in the whole society, then draws the existing consumers of HOPSCAcommercial demand, the demand of2015and2018.The fifth chapter, according to the supply and demand data, it is concluded thatin the current consumer demand for HOPSCA business volume is greater than supply,the capacity of692200square meters, the gap in2015, and2018urban complexbusiness volume is greater than the supply of consumer demand, to its beyond value is5.8224million square meters and9.5848million square meters respectively.The last chapter, according to the results of the quantitative and qualitativeanalysis, put forward some suggestions: developers to be more to the development ofthe HOPSCA; Developers can be appropriately raise the proportion of self sustaining;The early stage of the developers in the early stage of the project planning, should belinked together, form a value chain; Government departments should attach greatimportance to the coordination of urban development; Government departments forland property planning and layout is reasonable. Also puts forward some opinions tooperations: operator can learn e-commerce marketing model, brand diversity, typediversity, meet the needs of different shopping crowd; To improve the recognition ofHOPSCA; Improve customer satisfaction.
