With the rapid development of cities, the project of urban village reconstruction have become common in our country, it is received the attention of the governments at all levels, day by day. The reconstruction of urban village is a big and complicated project, which involves many factors, and project financing model is a particularly important question. In different cities of urban village reconstruction projects, the different project financing models have formed. As a fund-raising mode, project financing arose in the nineteen-sixties and seventies, has been used widely in the large project. Different financing mode has its own advantages and disadvantages, and each urban village renovation project should choose the appropriate project financing mode according to its actual situation.As a project financing model of urban village reconstruction, the norm I-Mc-B is different from general norm BOT, it has its own characteristics, but there is a few applications in our country. Taking the project of urban village reconstruction of Dengfeng city east new community as an example, the article will analyze the basic situation of the project, the urban village reconstruction model, the market, then work out the appropriate project management pattern for the area, using I-Mc-B financing construction pattern. For financing problems the urban village reconstruction project encountered, the paper combines the reconstruction project, explores the applicability of this new financing model.The thesis consists of5chapters.The first chapter is introduction. This chapter mainly discusses the background and significance of the study, and present the contents of the structure态the research methods and innovations on the basis of the domestic and foreign researches. The second chapter is related theory. This chapter is the theoretical basis of this thesis. The project financing theory, financing model and risk management theory are introduced. The third chapter is case brief introduction. This chapter is the module analysis the project, introduces the project investment, then the investment income were estimated, and discuss upfront risks in a brief analysis of the local real estate market.The fourth chapter is case study. Through introducing the I-Mc-B financing mode, and combining with the Eastern District of Dengfeng City, new community demolition project case, this chapter demonstrate the feasibility of I-Mc-B financing mode. The fifth chapter is the conclusion and further research problems. Firstly,this chapter concludes the research conclusion and suggestion of I-Mc-B financing mode basing on the third chapter and the fourth chapter; secondly, it points out the limitations of this study; finally, it analyzes and summarizes the study implications and the guide for the future urban village reconstruction project.
