Reform and opening up let the Pearl River Delta which is used to be very poor to become the vanguard of the country’s economic development. This place attracted numerous farmers who are eager to get rid of poor to join the "army of migrant workers". These people suddenly flock to the city to promote the real estate market develop rapidly in this region, the longer of the migration of the population move into the city, the more of the city’s housing demand, the real estate market gradually active, began to appear in the real estate investment boom, which triggered a rapid rise in housing prices in some city, the migration of the population more difficult to afford city prices. Housing prices have become one of the most important numerical for everyone. On the" other hand, along with the urbanization in our country continues to improve, the growth of city population began to shift, growth development from the previous growth in natural population based on population growth to the growth of mechanical mode as the core. In the Pearl River Delta, the migration population of urban housing demand for urban residential area is more significant than other areas.This paper begin with China’s recent price trend and urban population structure change and realistic background of problems, by the prices of several features that leads to this research----what kind of relationship exists between migration population and urban residential commercial housing average sales price. Selected migration population gathered in the Pearl River Delta area 9 cities of relevant data, through the gray correlation analysis and establishes a fixed effect variable intercept model. It is proved that the growth of population migration has a positive impact on residential commercial housing price changes.This paper use the method of grey relational analysis, choose the overall data in the Pearl River Delta region as samples, analysis the impact of changes in housing prices in the region, the three important factors are investment in fixed assets, per capita disposable income of urban residents and the migration of population. By establishing the fixed effect model, the data from nine city in the Pearl River Delta as the sample, intercept model fixed effect is established. According to the results of the model show that there is a positive correlation between population migration and housing prices. The employment structure and the gap between the different city population migration leads to the impact on housing prices in the price difference. By the migration population changes, the number of the second industry engaged in the majority of the city population migration in most population relative to the third industry the city is smaller. The average income level and the different industry practitioners and living characteristics related to the migration of the population. When engaged mainly in low added value Manufacturing as a representative of the second industry, because of the income level most of their choice living in the enterprise to provide staff dormitory or rent in the "Village in the city" low rent areas, city ordinary residential commercial housing market has little effect on; when migration is mainly engaged in high added value of the financial, real estate, legal, it, etc. for on behalf of the tertiary industry, due to the ability to purchase strong on urban commodity residential market has great influence. According to the results of the analysis, in the cities of affordable housing construction recommendations, should according to the specific characteristics of different migration improve affordable housing construction system, to meet the housing needs of this population.
