With the acceleration of population aging in China,issue of pension has become a topic of general concern.The endowment industry in the future will appear explosive market demand in the future.Huge market potential has brought broad space for the development of the aging industry.The practice of the developed countries shows that the old-age real estate is a very effective social pension model,which can meet the needs of different levels of pension demand,and has been paid more and more attention by the society.At present,many leading enterprises in china have stepped into the field of pension real estate.Faced with this situation,the state has introduced policies to encourage social forces to participate in and promote the development of China’s old-age care.However,in addition to policy support,the development of pension real estate also affected by the level of economic development,the degree of aging of the population,natural environment and other social and economic factors of the region.This thesis firstly analyzes and explains the concept and nature of commercial pension real estate on the basis of existing research,and clearly clarifies the difference between commercial pension real estate and pension real estate.Secondly,from the perspective of macro location of commercial pension real estate,select indicator description.The development environment of urban commercial pension real estate.Thirdly,the entropy method and the grey relational comprehensive evaluation model are applied to evaluate the pros and cons of the commercial old-age real estate development environment in the sample city,and the classification is compared based on the comprehensive scores of each city.Fourthly,the application of AHP and fuzzy comprehensive evaluation model to evaluate the suitability of each development model for urban commercial pension real estate development environment,and quantitatively study the choice of urban commercial pension real estate development model.The research results show that the urban commercial old-age real estate development environment can be divided into four categories,the city with excellent development environment is Beijing,the cities with excellent development environment are Shanghai and Chongqing,and the cities with better development environment include Shenzhen,Guangzhou,Hangzhou,Suzhou and Nanjing.The cities with general development environment include Wuxi,Chengdu,Qingdao,Changsha,Tianjin,Wuhan,Ningbo,Xi’an,Shenyang and Dongguan.Among them,the most suitable development mode in Chengdu is the combination of medical and nursing communities;the most suitable development mode in Chongqing and Qingdao is the holiday health community;the most suitable development mode in Beijing,Shenzhen,Guangzhou and Dongguan is the comprehensive old-age community;Hangzhou,Suzhou and Changsha The most suitable development model for Nanjing is the aging community;the most suitable development model for Shanghai,Wuhan,Xi’an,Tianjin,Shenyang,Ningbo and Wuxi is the embedded old-age institution.
