The main thesis is divided into five parts. First, investigate thebackground of large residential community governance in Shanghai, its studysignificance, domestic and foreign research, and the definition of the relevantresearches core concepts; Second, investigate the theoretical study of governance inShanghai Large Residential Community, and explore whether the theory is adaptablefor the governance by large residential community. Third, summarizes the naturalfeatures, social features, and community organizations together of the large residentialcommunity in Shanghai; then proposes the governance objectives and principles.After comparing of the governance in large residential communities of majordomestic community, it makes conclusion of the governance model, which is led bythe government, from the situation of large residential communities. Finally, makesspecific issues of governance as a starting point to study the large-scale residentialcommunities, and researches an innovative and realistic way of governance, which ismainly led by the government.All in all, the paper concludes that seeking for the valid governance of the largeresidential community, there needs not only precise accountabilities separately of thepowerful and the community, but also the acceleration on internal strength ofcommunity governance which it should be. This will inevitably arouse a need to setup a collaborative governance mechanism in a government leading way.
