Analysis And Evaluation Of Investment Environment Of Real Estate For The Elderly

Under the background of the aging of the population,real estate for the elderly has become an emerging industry which has attracted a variety of investors. Comparing to the developed countries, the developing of the real estate for the elderly is still at exploratory stage in our country. The research of investment environment evaluation of real estate for the elderly could provide reference for the investors and government to make decision about industry development. Based on the theories and methods of investment environment, combining the development particularity of this kind real estate at the present stage, the thesis researched on the way how to evaluate investment environment of real estate for the elderly, and applied. Outcomes are as follow:(1) An indicator system has been established, including five first class indicators and sixteen second class indicators, based on five aspects as follow, economy, policies, aging of population, demand and supply, development of related industries.(2)Based on the principle of quantitative and qualitative, the method to assign value of indicators has been proposed, which combined AHP with entropy method, as well as, the evaluation method has been proposed, which combined comprehensive evaluation method with cluster analysis.(3) The evaluation method has been applied to 13 cities in Jiangsu, to evaluate the investment environment of real estate for the elderly,by using SPSS19.0 and Excel 2010. Differences between the results of comprehensive evaluation method and cluster have been compared, at the same time, the investment environments of these 13 cities have been analyzed synthetically, and development suggestions have been proposed, as well. Conclusions are as follows:(1) the development of the real estate for the elderly is at a special stage, so the evaluation indicator system should reflect the features of the special stage. At the same time, quantitative and qualitative both should be taken into account during assigning value of indicators and choosing evaluation method, thus, the result of the evaluation could be more meaningful.(2) the indicator system and evaluation method proposed in this paper have good logicality and pertinence. The result of the evaluation method conforms to reality, basically. So the evaluation method has practical value.
