China’s real estate industry has developed rapidly in recent years, the scale expanded year by year.The real estate boom led to parts of the commodity housing prices high, and the housing bubble, etc.Therefore, how to tame the housing prices, reduce the risk of the housing market, stabilize the market, need the government’s correct guidance and proper adjustment,and to promote housing industry development speed and scale of meet the requirements for the development of social economy, and achieve optimal allocation of resources and the stable, sustained and healthy development of social economy.In this paper, based on the theory of the balance of supply and demand, consumption theory and econometric model,based on Shanghai, Beijing, guangzhou, wuhan, chongqing and so on five representative cities from 1998 to 2012 changes in the population structure characteristics to study of population structure within each substructure. And the relationship between each substructure and housing prices.Through the structure of the dynamic panel data and inspection, quantitativing the population structure internal relations of each substructure and the housing price.In this paper, the main innovative is according to the theory of predecessors to the balance of supply and demand, consumption theory, econometric model, based on the selection of the five cities as key analysis the research object, and USES the panel data from five major cities respectively from the horizontal and vertical two dimensions, to examine the implications of the domestic demographic dividend and house prices.And Analysis of regional unique regional differentiation of demographic dividend, are revealed the effects of demographic dividend on housing prices in China, and puts forward constructive Suggestions, for national, regional correlation departments to provide the basis and the reference in policy making.
