With urbanization, urban renewal is becoming one of the important issues in Chineseurban development. Rapid urban regeneration while improving urban style has alsobrought a series of physical environmental problems, which has a hidden and indirecteffect on human physiology and psychology, is so difficulty to quantify and control.The deterioration of the physical environment has a far-reaching and significant impacton urban development, which must be attached more attention.In view of this, the study raises concerns on city urban renewal from the perspectiveof physical environmental impact. Firstly, analyze the characteristics and main problemsof urban renewal. Then analyze the impact mechanism of the physical environment ofurban renewal, and pointed out the physical environment impact of new projectsbrought.This study focuses on the establishment physical environment evaluation model ofurban renewal project based on BIM technology. Reference to foreign and domesticphysical environmental measure indicators and related domestic policies and regulationsin the aspect of urban renewal, survey the people in Chongqing Yuzhong Area, analyzeand summarize the physical environment impact indicators of urban renewal projects.There are totally thirteen indicators in five evaluation aspects, including sunlight andshade, light environment, wind environment, thermal environment, acousticenvironment. According to the scoring of each indicator, determine the importance ofeach indicator. In the quantitative evaluation, this study innovatively introduces BIM tourban renewal planning stage, established quantitative evaluation model for thesimulation of the planning scheme; quantify the thirteen indicators in five evaluationaspects.Select urban renewal project in Yuzhong Area as case study, apply BIM quantitativeevaluation model to simulate environmental indicators in different planning scheme,based on a comprehensive comparison of the simulation results of the program, andpropose solutions to optimize and suggestions. Finally, discuss the applications of BIMphysical environment assessment model from the perspective of government and realestate separately.
