The Research On Resource Integration Service Innovation Pattern Of Property Management Enterprises

With the development of modern service industry and the advancement of new city construction policy, residents’requirements of housing have been upgrading. Under this background, property service innovation has become a key factor in improving the competitive advantage of enterprises. However, how can service innovation been carried out is always a common topic. This paper focused on resource integration service innovation of property management enterprises. On the basis of theoretical research and by doing case study on Peking University Resources Property Management Group Limited, this paper established the resource integrated service innovation pattern of property management enterprises. The research process includes theories research, interviews and secondary data collection stage, and puts forward three conclusions. First, the driving force of resource integration service innovation of property management enterprises can be divided into internal driving force and external driving force. Among the internal driving force, the effect of group resource and senior manager are significant, the effect of staff is not significant. The external driving force includes track and actors, track contains policy guidance, social consciousness and technology development, and can promote resource integration service innovation. Among the actors, the effect of government is significant, the owners and competitors have some effect but not very significant, partner is not significant. Second, the required elements of developing resource integration service innovation of property management enterprises include strategic innovation, technical support, organization adjustment and the new customers interface. The strategic innovation plays as a leading element, the organization adjustment is necessary, the technical support helps to make a platform, and the performance is a new customer interface. Between these, the culture of the enterprise plays a role to help all the elements to be fused. Third, the process of resource integration service innovation of property management will follow the steps as design, analysis, development and promotion. But showing a characteristic as during the steps of design, analysis and development, the group enterprise has a leading effect, property management enterprise provides a platform to implement the service innovation, and being a major role in extend the service innovation.
