Logistics industry as an important part of the national economy, its development is very important for economic growth, especially since the21st century, with the rapid development of modern logistics industry, the demand for high standard and professional logistics facilities is larger and larger, which brings opportunities for the rise and development of logistics real estate, and logistics real estate as the derivation of the logistics industry is also focused on by more and more investors. Changjitu area is the only border and development and opening up area which is adopted by our country and is also the nearest area from the sea of Japan for China’s inland, which is located at the geographic center of northeast Asia, is the core region and the important support of our country to participate in international cooperation and development in Tumen river area, and it has obvious location advantages. As the northeast regional logistics planning prophase research work in the national level has been started, under the impetus of the construction of a batch of logistics center, the node cities and the key logistics park, logistics real estate has become the central issue which is concerned by the investors in the development of Changjitu area. But behind the rapid development and the high enthusiastic investment of the domestic logistics real estate also exists a series of project risk, such as serious repetitive construction, higher vacancy rate, unclear land transfer policy and opaque use of land.Based on the analysis the development of logistics real estate of China’s three major economic circle, combining with the practical situation of the development of Changjitu area, it put forward the necessity of the development of logistics real estate in Changjitu area and the necessity of project risk analysis of logistics real estate in Changjitu area. In this paper, through the analysis of the advantages and existing problems of Changjitu area real estate development, combining with the actual situation of the research, it put forward some risk comprehensively which may be encountered in the process of the development of the logistics real estate project, and then it analyzed from the three links-project risk identification, project risk assessment, project risk response of Changjitu area logistics real estate project risk.On the basis of expounding the logistics property and project systematically, which based on the project life cycle theory to of analysis and research of the real estate project in Changjitu area and find out the project risk factors, this paper established the project risk system of logistics real estate, through statistics and collection of data the questionnaire, using analytic hierarchy process(AHP) and fuzzy comprehensive evaluation(FCE) method to determine the size of the influence degree on project risk factors and overall risk level of the project in Changjitu area logistics estate, and finally put forward the coping strategies for the main project risk factors, it provides some reference for making the corresponding scientific decision-making in the process of project development for the investors who will develop and construct logistics real estate project in Changjitu area in order to ensure the interests of the project is expected to achieve, provides scientific reference for the healthy and orderly development of Changjitu area, also makes some useful exploration for the development of Changjitu area logistics in the future...
