Study On The Potential Estimation Of Land Linked Urban And Rural Construction

Since the reform and opening up policy, China’s economic and social rapid development and the progress of industrial level gave birth to the accelerated development of urbanization, the urban construction land scales as large as it needs. Urban expansion to cultivated land,and lack of reserve cultivated land resources in China, the land supply and demand contradiction is growing. While China’s rural construction land extensive use, a large number of idle homestead.Urban and rural construction land linked through to dismantle the old and new construction land reclamation measures, ensure the basic project in the area of the land area of equilibrium, and eventually realize the increase effective cultivated land area, improving the arable land,saving the intensive use of land for construction purposes, to realize urban and rural construction land layout more reasonable target.This article take the Anhui province Wuhu County as an example, based on statistic data, the percapita index method, grey system analysis meth-ods, hierarchy analysis calculates the potential of rural settlements consolida-tion in theory, through field research, analysis villages and towns social ec-onomy development difference, through the construction of urban buildingland demand and rural construction land supply model, to timing planning the project area and the demolition of old district in the urban and rural construction site linking area.The study concluded :( 1) To the planning year in 2020, the new urban construction land demand reached 252.21 hectares, the arrangement of rural residential land supply reached 398.68 hectares, in planning years in Wuhu county, Wuhu county has the big pothook potential.(2)Through the analysis of the township land use efficiency, social and economic conditions, farmers’ willingness to participate in multi factor, research thinks, in the implementation of pothook project, priority should be to choose Wanzhi town 、 Hongyang town, used for urban construction with the construction of New District, and Huaqiao town should be preferred as the demolition of the old area.Urban and rural construction land linked is a systematic project. Base on the research, we got the following suggestions:(1) Increase the propaganda dynamics, pay attention to the “pothook” work;(2) Plan the development of hook in scientific way;(3) Regional linkage, play the comparative advantage of each villages and towns.
