Since the implementation of housing system reform in China,housing prices have soared all the way.In order to curb housing prices and solve the housing problems of low-income groups,the government has issued a series of policies to encourage the construction of indemnificatory housing.As the most important part of indemnificatory housing,the number of public rental housing is increasing year by year.At the same time,whether the public rental housing really meets the needs of households has gradually been widely concerned.Whether the public rental housing has played its due role should be judged by its demanders-residents.The level of resident satisfaction largely reflects the construction effect of the public rental housing.Based on the on-the-spot investigation,this paper investigates the residents' opinions on the public rental housing they live in and the actual situation of the public rental housing in Taiyuan City Proper.According to this,we can find out the existing problems of public rental housing in the Taiyuan City Proper and put forward corresponding improvement suggestions,so as to promote the further development and improvement of public rental housing in the Taiyuan City Proper.Based on the study of domestic and foreign scholars,combined with the actual situation of Taiyuan City Proper,this paper constructs a set of satisfaction model of public rental housing suitable for Taiyuan City Proper,and designs specific evaluation indexes from building quality,community location,community environment,property management,perceived value,and policy perception;after that,through the form of questionnaire and interview,the selected public rental housing communities were interviewed and the questionnaires were recovered;finally,SPSS was used to analyze the reliability,validity,factor analysis and multiple linear regression,So we can draw the following conclusions: first,the satisfaction level of public rental housing in Taiyuan City Proper is relatively satisfactory,specifically,the average of overall satisfaction is more than 4 points,and the average of other satisfaction indicators is more than 3 points,which shows that on the whole,the residents are relatively satisfied with the public rental housing they live in.Second,from the perspective of influencing factors and influencing coefficients of public rental housing satisfaction in Taiyuan City Proper,property management,policy perception and building quality rank the top three influencing factors,indicating that residents attach great importance to these three aspects.In the process of field survey,it is found that residents generally think that property management fee is high,waiting time of public rental housing is long,and housing quality is poor.In view of the existing problems of public rental housing in Taiyuan City Proper,the author puts forward some feasible suggestions from the following five aspects: property management,policy service,building quality,construction site selection and community environment,in order to develop the public rental housing in Taiyuan City Proper and provide experience for reference.
