The Framework Research On Jinan’s Housing Industrialization Based On Green Building

"Green" concept gradually moved into people’s vision with the global climate change and the rise of low-carbon economy in recent years, and concerned about city, ecology, built environmental issues and sustainable development ideas become a trend. China is in a special stage of rapid development of new urbanization and the unprecedented speed and scale of urban construction. However, the pressure on natural resources and ecological environment is significant.Promoting vigorously the housing industry and green building is of great urgency facing the world tide of green building and Chinese construction industry status quo of high consumption and high pollution. How to achieve the combine between green construction and housing industry, explore a new building road to industrialization and enhance comprehensively the overall level of the housing industry with the guide of green building goals and new industrialization theory have become a major task the housing industry facing.China began to promote vigorously housing industrialization process from the1990s. However, there are still some gaps compared with developed countries. Jinan as the third national housing industry integrated pilot city after Shenzhen, Shenyang, attaches great importance to development of the housing industry in response to the national call for housing industry green development and explore actively the Jinan City Housing Industrialization green building approaches. This paper focuses on Jinan housing industrialization framework based on green building:first, sort out the housing industry and "green" building theories and define the concept of green building on the basis of lots of literature reading seeking the potential relationship between them, clearly the inevitable trend of development of green housing industry, as well as clear the trend of housing industry green development. Then, through the systematic analysis and research on the development process and status of China housing industry and combined with practical experience in the housing industry of the developed countries, this paper using SWOT theory analyzes the development status, promotion principle, the development goals and support systems of Jinan housing industry, and propose future development proposals of the Jinan housing industry. On this basis, build the Jinan housing industry framework based on green building through the comprehensive analysis of the development philosophy, core technology, industrial chains and constraints, elaborate the way of Jinan housing industry based on green building and conduct a case study on the current new building industrialization pilot projects in Jinan. Finally, considering the current status of housing industry green development in China, taking use of the core strengths of housing industry and green building, strengthen the combination and applications of housing industry green building and BIM, the real estate business transformation, livelihood construction of affordable housing, low-carbon buildings, intelligent buildings and other hot spots, attempt to explore the green development trend of housing industry, as well as promote comprehensively the green development of housing industry in China.
