With the authorities starting to pull in the sheets, the domestic real estate market will become more and more intense, and the risks of market are greater. However, most of the real estate companies are lack of a scientific and efficient risk control system, their management standards need to be improved. Henan BH Estate Company is a small and medium-sized company which is engaged in comprehensive real estate businesses. Although the company has several years experience in this field, the management of risk in projects is still their weakness. So, implementing research about project risk control has fundamental significance to the company. It will help the company set up a Lifecycle risk control system to improve their management standard and guarantee the project’s smooth operation.In accordance with the project risk control theories, the article draws lessons from global and domestic successful experience and methods, and then makes an intensive research on the risk control during the Lifecycle of a project. Firstly, based on the discussion about the present situation of Project A’s risk control, the article raises relevant questions. Secondly, according to real estate project Lifecycle theories, the article separates Project A into four stages, which are investment, initial operation, construction and sale or rental, and then distinguishes the risk factors. Thirdly, the article uses fuzzy hierarchy comprehensive evaluation method to create a risk evaluation system to evaluate all kinds of risks in Project A, and then makes a thorough analysis on the results. Last, on the basis of risk evaluation results, the article proposes the risk control system and risks response strategies.The innovation points of the article are:1.Distinguishing the risk factors during the investment, initial operation, construction and sale stages of Project A.2.Creating lifecycle risk evaluation system and using fuzzy hierarchy comprehensive evaluation method to evaluate all risks in the whole period of Project 3.According to the evaluation results, proposing Project A’s risk response strategies and setting up the Lifecycle risk control system.Not only the article supplies Henan BH Estate Company with a scientific and operational risk recognition methods, evaluation process and control system, but also provides recognition methods and reference for the Lifecycle risk control of other projects.
