Research On Affordable Housing Supply Of Taiyuan

The reform of housing system, started in China in1998, satisfies the residents’housing needs effectively, and improves the living conditions significantly. However,the housing price has increased rapidly during those years when the reform changesfrequently. For the current housing price, most residents take a wait-and-see attitude.With the situation of the rising housing prices now, many low and middle incomeearners still unable to own a suitable house after having made great efforts. Therefore,developing, constructing and increasing the supplies of the affordable housing are theinevitable requirement to improve the livelihood of people, to eliminate social exclusion,and to promote social harmonious development. The supply of the affordable housing isthe primary step of the housing security work, and affects the depth and width of theresults of the housing security policy. Although China has issued a series of policy toexpand its construction, the low-income families’ needs still unsatisfied. Thus, thesupply of the affordable housing is of great significance.Taiyuan has gained remarkable achievement since the implementation of theaffordable housing. However, there is little research in the aspect of supply and exitssome problems, such as housing supply shortage. The aim of this thesis is to find thefactors which influence the supply of the affordable housing in Taiyuan by analyzing thecurrent conditions and those factors, and then provide suggestions for the developmentof the affordable housing of Taiyuan.When we studied the affordable housing in Taiyuan city, we could see that theaffordable housing is from none to all and the investment scale is larger and larger, byanalyzing its constructed houses, completed houses and the investment through thestatistical data of kinds of affordable housing. Then we using a linear regression toanalyze the relationship between factors and the investment of affordable housing basedon factors selected from the GDP per capita, per capita income, per capita expenditure,per capita disposable income of urban residents, price earnings ratio and so on. Basedon qualitative analysis of the police factor, we making a quantitative analysis betweenconstruction assignments and complement. We find that the policy factor impacts thesupply of affordable housing most, and the mission objectives amount is closely relatedto the supply of affordable housing. Also per capita expenditure and per capitadisposable income of urban residents make big difference to it too. This thesis is to probe the problems exit in the supply of the affordable housing based on the aboveanalysis, and then put forward advice that can increase the supply of the affordablehousing such as, formulating construction plan of affordable housing reasonably,accelerate the pace of economic development in order to increase the supply ofaffordable housing, broaden the sources of funding to increase affordable housinginvestment, increase the supply of land for affordable housing according to the actualsituation in Taiyuan.
