Research On Residents’ Satisfaction And Affecting Factors With Affordable Housing In Hangzhou

Housing problem is very important to the people’s livelihood. In order to solve the housing difficulties of low-income families under the background of high prices, China vigorously promote to build affordable housing in recent years. The expansion of construction scale, however, does not mean the realization of the function of affordable housing policy. As well as perfect fund supporting measures and distribution management mechanism, ensure affordable housing to meet the housing needs of low-income groups and improve their living satisfaction is also the significant content to improve the performance of government financial support and promote social inclusion and harmony.On the basis of summarizing the living satisfaction research at home and abroad, combine with the affordable housing policy changes and practice experience in Hangzhou, from the perspective of residents, this paper propose residential satisfaction influencing factors model system included housing conditions, services, social environment, supporting facilities, geographical environment, price satisfaction, housing improvement, personal characteristics, family characteristics and characteristics of housing. Taking Hangzhou affordable housing district as the research object, by 506 effective questionnaires, this paper comprehensive evaluate the living satisfaction and importance degree, explicite the gap between living status and expectations, build orderly multivariate Logit regression model to determine the key factors affecting the living satisfaction, and provide policy recommendations for affordable housing construction and management.Research has shown that low-income housing residents of Hangzhou concerned about the social environment most, followed by services, housing conditions and supporting facilities, and regional environment the least. The overall residential satisfaction index is 71.21 points, which is in a state of general satisfaction, services is the most satisfactory, followed by the social environment and housing conditions, while facilities and geographical environment is the most dissatisfied. Empirical studies have shown that door model design, water/electricity/gas, noise, sanitation, armarium, commercial facilities, travel time length, price satisfaction, housing improvement and career has the significant effect on residential satisfaction, and the key influencing factors are different according to the different types of affordable housing, affordable housing residents pay most attention to the housing improvement, while public rental housing residents are more sensitive to price...
