Real estate is an important part of the tertiary industry, and it’s also essential to promote the economic development.With the prosperity of economy, and therational development of the real estate market, the people’s life and consumption level has improved a lot, the demand and attention for commercial real estateis becoming higher and higher. Currently the study of commercial real estate focused on the first-tier city,such as Beijing、Shanghai and Guangzhou. The study of the small and mid-sized cities is relatively little, much less the study of thesix district of Taiyuan. This paper aimed to compare and analysis the commercial real estate investment environment of the six district in Taiyuan and put forward the improvement suggestions.Based on the theory of commercial real estate and investment environment evaluation, select26indexes from the aspects of economic environment, market environment, social culture environment, traffic infrastructure environment, naturalenvironment to establish indicator system. On the basis of this, use the entropyvalue method and the AHP method to calculate the score of six district and rank. Analyze the commercial real estate investment environment of Xiaodian district、Yingze district、Xing hualing district、Jian caoping district、Wan bailin district and Jinyuan district in Taiyuan and put forward reasonable suggestions. Fromthe research of this paper, it will help to judge the situation correctly, put forward suggestions for relevant government departments. Ensure that the stability anddevelopment of real estate market and commercial real estate in Taiyuan. At the same time, help investors identify the risks and prevent timely, Finally it willhelp to predict the future market change, improve the defensive and predictability,seize the favorable opportunity.The result of this article shows that the ranking of commercial real estate investment environment of the six district in Taiyuan from high to low is: Xiaodiandistrict、Yingze district、Xing hualing district、Wan bailin district、Jian caoping district and Jinyuan district. Meanwhile, analyze the advantages and disadvantages of different district. For example Xiaodian district is prominent in various directions, but the shortage is the lack of parks and green area; Yingze district and Xinghualing district as the old town, city facilities and the degree of market develo pment have already been relatively mature, but the future development potential islimited; Jian caoping and Wan bailin district as the area which is treat industryas the main industry, it is urgent to improve the prosperity of the commercial market, and the environmental pollution of Jian caoping district is also serious; thereis still a big gap compared between Jinyuan district and the other district. At last,put forward the suggestions from the aspects of increase the area GDP; increasethe green area and improve the natural environment; improve the transportationconvenience; strengthen the ability of attracting investment; improve the level ofthe science、education、culture and health; develop the tertiary industry and retailmarket. In general, this paper established a complete indicator system for the commercial real estate investment environment of the six district in Taiyuan creatively, and use a variety of methods to analyze. There is certain research value andbreakthrough.
