The implementation of strategic alliance measures for real estate enterprises can integrate internal and external resources of enterprises effectively and enhance the competitiveness of enterprises rapidly. To make the enterprise to adapt to the rapidly changing external environment and to promote the sustainable and healthy development of enterprise and industry. But the low alliance successful rate has been the bottleneck hindering alliance can be carried out smoothly and implemented successfully, the inappropriate partner selection is one of the most fundamental and important reason. Choose the appropriate alliance partner is a process need to investigate many influence factors of the candidate partners. Analyzing the influence factors of alliance partner selection of real estate enterprise can help real estate enterprises to choose the appropriate partner and to improve the alliance successful rate.Paper focuses on the influence factors of strategic alliance partner selection of real estate enterprises, with the 3C theory, transaction cost theory, value chain theory,resource-based theory, risk management theory as the instruction and the influence factors of partner selection as the main line. Combined with qualitative analysis and quantitative analysis methods of combining theory and empirical analysis to study the influence factors of strategic alliance partner selection for real estate enterprises. First of all, the paper briefly summarized the relevant literature at home and abroad,collected and organized the relevant research results, analyzed the current development of China’s real estate enterprises strategic alliance in China. Come to the conclusion that in the implementation process of China’s real estate enterprise strategic alliance at present stage, the main problem is the low alliance successful rate caused by the inappropriate selection of alliance partner. Then, from four perspectives of capacity,compatibility,commitment and complementary to construct the SEM model ofinfluence factors of real estate enterprise strategic alliance partner selection. Through the advice of relevant experts and small sample statistic analysis to optimize the measurement indexes, determined the observation variables in the model and proposed the research hypothesis. Then to the influence factor model of strategic alliance partner choice for real estate enterprise has carried on the quantitative empirical analysis, using descriptive statistical analysis make statistical analysis of the basic characteristics of the sample data, using structural equation model analysis make exploratory factor analysis and confirmatory factor analysis, finally verified the research hypotheses. The results show that in the process of strategic alliance partner selection for real estate enterprises, alliance partners’ capacity, compatibility,commitment and complementary for alliance intention are positive effect, the influence factors’ effect are also positive. Finally, summarize the research conclusions and deficiencies of this paper.In the paper, the study on the influence factors of strategic alliance partner selection for real estate enterprises, achieving the enrich and expand in theoretical level of strategic alliance partner selection of real estate enterprises, can provide reference for the system of strategic alliance partner selection of real estate enterprises.
