With the rapid development of economy and quick improvement in living standards, real estate has become an indispensable pillar industry in economic development. As central areas in large and medium-sized cities gradually become landless to be built and the government strengthens urbanization development, county real estate market attracts great attention. Moreover, it is also key point in the development of real estate market in the future, which is sure to promote the rapid development of the city.In China, county real estate market is developed passively. In other words, it is a development without plan. Besides, not many researches are conducted on county real estate market evaluation and its coordinated development with urban economy. Therefore, it is essential to study county real estate market evaluation and its development.Based on the analysis of land transaction number and area of Shenyang in recent years, the thesis first elaborates on the suburbanization and county trend. Then, according to the contribution rate of real estate industry on Shenyang city economy, it analyzes the significant influence of real estate on city economy. In addition, it studies the index selection of evaluation system in real estate market via three-dimensional model of Hall. To be specific, the index weight is determined via analytic hierarchy process and then a comprehensive evaluation system of county real estate market is established accordingly. The thesis takes the real estate market in Xinmin as an example to do instance analysis. Finally, combining with the process of urbanization, on the basis of the above quantitative and qualitative analysis, suggestions about Shenyang county real estate market and its coordinated development with urban economy are put forward.The conclusions including that infrastructure construction lagged behind, which restricted the development of the real estate market in the county, have some reference value to the relevant government departments.
