Real estate industry is the important carrier of human life and it is an important guarantee for urban construction. From China’s current condition, although the last 10 years, China’s real estate industry has experienced ups and downs, but you can’t deny that the real estate industry is still an important part of the national economy, because the real estate industry’s huge impact on the economy, more and more scholars conducted in-depth theory researchof real estate project management, and gradually formed a new discipline. From the current theoretical circles, the whole operation process of project management in foreign countries is relatively early, and the domestic research on this aspect is relatively late, and there is a certain gap between China and the world. In the whole process of project management including project schedule control, project risk management is more important in this paper, the combination of Longdong road of Jinan Xinyuan villa real estate projects has conducted the research on the risk management.Taking jinanlongdong road xinyuan village construction project as the research object, make full use of project management theory, this paper studies the project risk management theory, research steps are as follows:first of all, the project, elaborates the background and significance of research, and analyzes the present situation of project risk management research at home and abroad, introduced the jinanlongdong road xinyuan village basic situation of the construction project, puts forward the research contents and methods; Secondly by risk identification ofjinanlongdong road xinyuan village construction projects of investment stage, preparation stage, construction stage and the late sales stage, and to identify risk focuses on using the fuzzy comprehensive evaluation method to project the whole process of comprehensive evaluation; Finally combining with the identification and evaluation of the risk, respectively in four phases corresponding risk control measures are put forward, mainly:investment decision-making stage, the project should be considered the sales can be completed according to schedule, money can get timely recovery, sales price will drop, trade competition; Preparation phase, the market supply and demand of risk control measures, of fundraising risk control measures, laws, regulations, risk control measures; Construction phase of the project:the construction schedule risk control measures, the design change risk control measures; Sales phase of the project:the main is to choose reasonable marketing mode, etc.The Jinan Long Dong Lu Xinyuan villa construction project risk management, combined with the project "s own characteristics, basicly establish the model of risk management of real estate development, provides certain reference for real estate developers, for real estate development project risk warning. At the same time, the paper focuses on the analysis of the market environment, the advantages and disadvantages of the project itself, and the construction of a reasonable risk prevention and control system, the use of this strategy to other similar real estate projects are feasible, for real estate companies have a certain guidance and operational significance. Using fuzzy comprehensive evaluation method and analytic hierarchy process, Longdong road project in Jinan Xinyuan villa risk evaluation model has been set up and realize the evaluation of risk assessment and risk rank, has the guiding sense to the project risk management and control.
