In recent years, the real estate industry has developed from the golden age into the silver age.Real estate companies gradually pay more attention to capital turnover and operations.Under this background,S Real Estate Company is seeking to gain a competitive advantage by establishing practical organization performance measurement system. Throughout domestic real-estate market, many companies often overlook their strategic objectives, mission and vision when they put their performance measurements in practice, which makes the performance measurements become mere formalities.It is particularly important for a real estate company to establish a complete performance appraisal system in its rapid development like S company. Its internal management is going is formal and systematic. A scientific and effective performance appraisal system can help companies properly evaluate organizational performance and play a warning role for the enterprise management, and promote the realization of the companies operating indicators.But, in the analysis of current performance evaluation system of S real estate, found that the performance evaluation system is only on the level of employees and the employees indicators have no according to company goal setting. The lack of performance monitoring, performance feedback and performance training system can’t meet the needs of the development.This paper, based on relative theories of performance appraisal system,is goingto introduce and analyze regular methods of performance appraisal. By analyzing S Real Estate Company’s present performance appraisal system, through investigation and research questionnaire, combining theoretical research and empirical research, analysis the current performance evaluation system of existing problems and weak links of S company. According to the development of S company,built the system of performance appraisal on the business unit level of assessment.I found, to bring it in tofull play, it is necessary to make several improvements, such as its plan-making,establishment of standard, choice of methods universal participation in assessingprocedure,efficient communication in execution, feedback and comprehensiveapplication of performance appraisal results.On the integration of theory and practice, based on the present performanceappraisal of S Real Estate Company, this paper through data collection method,personal communication and telephone interviews for collecting the problems in theprocess of performance appraisal of the company.This paper advances targetmanagement to strengthen plan management of departments. A performance appraisalmethod of KPI is introduced, supported by the integrated application of quantitativeindex and qualitative index. Introduce critical incident method to increase the fairnessof the appraisal process.The purpose of performance appraisal in order to complete the company’s strategic goals, In this paper, the innovation isto fill the gaps of performance evaluation system in S company department. Through the indicator index decomposition to the department, not only to achieve effectiving control effect of the annual business had, also laid the groundwork for subsequent to establish employee performance appraisal system.
