Land market of China has been established for more than three decades, in this short span go through stage,developing stage of exploring,now is at reason and an advance stage. Along with the more established and land use reform of the socialist market economy system, state-run land from indefinitely, no use flowed, free to have developed to be paid, have time limit, mobility is used system, and constantly deepening reform, has initially formed with Chinese characteristics, a better land market system. With the development of the land market, land price evaluation system is also established and gradually perfected, the evaluation system is from assessing developing towards the direction of assessing directly indirectly. But now the evaluation system set up under the situation that the evaluation system of the price of land remains the Chinese land market and does not develop at present of China,this has resulted in assessing price of land and land market is not tight enough, leading to evaluate the results of the premium and the actual market situation are often out of touch.As an important part of the urban land price system and the basic of land price evaluation,for government management and macro-control has an important role in the land market. Therefore,the issues of the assessment and updating of benchmark land price, land price evaluation method research and regional development studies in our country, has received a government departments, research institutes and academics in the field concerned, despite some valuable results, but there are still many problems, such as out of touch with the land market, the theoretical basis of rich enough, not clear enough land classification, evaluation methods and technical route too rigid, dynamic adjustment premium comparison difficulties. Among them, the question of suffering that is the benchmark land price assessment is still based on indirect assessment methods, market-oriented method of valuation premium is not perfect.Take"Benchmark land price evaluation of Hongta District of Yunnan province,Yuxi city"as an instance,closely assess the development of the situation in the area of the land market,explore the use of the land market price information to assess the technical route and method of urban benchmark land prices,to resolve benchmark land prices and other related issues in-depth research and empirical analysis.From the perspective of assessment methods, and analyzes by theory, field surveys and other methods,on the basis of mastering the law of the land market and the benchmark premium features,finding the relationship between the market land price and the benchmark land price,to improve the past benchmark land price evaluation system.This paper analyzes on the base of the traditional benchmark land price evaluation models have flaw,taken the benchmark land prices and its correspondence with the factors into account in the model,and put forward the basic market price valuation parameters improved valuation models.Through the collation and analysis of collected data land market transactions, use the mathematical statistics regression analysis model and the improved model,calculate the different uses of benchmark land prices at all levels and through empirical case analysis, testing science,rationality,practicality and maneuverability of the model.The results show that under certain market development status, use the land market price signals,establish benchmark land price evaluation model based on land market price information to evaluate benchmark land price is feasible,the result is more consistent with the market price of land,better reflect the various levels of various land quality levels and market prices.
