Research On Influencing Factors Of Rural Land Circulation In Changsha County

Rural land circulation is the effective way to solve land fragmentation used, land’s desolation and abandonment in our country’s rural areas, which plays an important role in optimizing land resource distribution, improving land utilization efficiency, promoting agricultural structure adjustment, increasing farmers’ income and promoting rural economic development. In recent years, Changsha county has been actively advanced the circulation for the contractual right of rural land under country’s guidance and support, according to the land circulation principles of "legalization, voluntariness, compensation", which has achieved remarkable effects. However, with rural land circulation behaviors increasing, rural land circulation in Changsha county also faced with a series of problems, such as nonstandard operation process, increasing rural land disputes, which seriously hindered rural land circulation’s advance, and existed extremely negative impact on future’s agriculture and rural areas development in Changsha county.This thesis regards the influencing factor for rural land circulation in Changsha county as study subject, through investigating the current situation for rural land circulation in Changsha county, found the circulated characteristics, circulated patterns, remarkable achievements and existed problems for rural land circulation in Changsha county. Aided by the Logistic analysis, the empirical analysis have been done based on the influencing factors of land circulation in Changsha county from the perspective of farm households, discovered that the following factors have important influence on rural land circulation in Changsha county, including the area of farmland per capita for farm households, family collective decision-making behavior, location factors, solutions for land disputes, institutional factor. This thesis raised the suggestions to perfect the rural land circulation in Changsha county from the aspects of improving the land use efficiency, arousing the enthusiasm of farm households, developing the secondary and tertiary industries, perfect rural land circulation market, strengthening the supporting force to land circulation based on status analysis and empirical analysis.
