China’s Real Estate industry was begun in the late 1980’s and has had about 30 years of growth and development to date. Including the golden era of 1994 through to the last 10 years of the silver era of today. The Chinese Real Estate market has varied from high profit to low profit over the years. Today’s lower profit margins has led to the need for more efficient, risk based management methods.The modern development of risk management, began in the western developed countries. In China, after the reform and opening up, with the release and development of China’s market economy, risk management for enterprise management and decision-making has provided an important theoretical guide for businessmen.This paper primarily introduces the development of China’s real estate industry. The significance of the research done on the risk control in real estate development projects, and compares current methods applied in domestic and foreign real estate projects as related to risk control.As a secondary matter, this paper introduces the process and characteristics of real estate development in China. Specific characteristics of real estate project risk management theory are introduced, according to the risk management theory of risk identification, risk assessment, risk response and risk monitoring and control steps. First the theory is described in simple terms, according to the real estate project development stage. Then, characteristics are introduced at each stage, as we explore how to perform or execute, a real estate project risk identification, risk assessment, risk response and risk monitoring functions. Based on the author’s participation in Cixi Garden risk management project, a real life look at the practice will be analyzed stage by stage, according to the project practice of risk management based on the theory used by Sanquan Management and the standardized risk management point of view.Finally, we will explore the factors in the decision-making stage, land acquisition stage, construction stage and the four stages of the risk control of risk control. We will consider proposed countermeasures and suggestions, and draw a conclusion and projected future outlook.
