At present, with the real estate market matures, the real estate enterprise's profit is increasingly reduced, enterprises should pay attention to the cost control work, through the cost reduction, increase the profit space, so as to gain competitive advantage. In the process of real estate project construction, the relevant theory, methods, techniques and various research results of cost control should be applied to the practical application. The Binzhou Zhonghai No. one project to rely on, a comprehensive exposition of the sea one room real estate project construction process should be how to apply cost control theory. This paper first describes the theoretical basis, the analysis of cost data generally use the earned value method; introduced the general situation of Binzhou Zhonghai one room real estate projects after the summary of the theory, including background of the current construction projects, land market analysis and project to carry out the feasibility and necessity of project cost control, according to the theory of cost control, using different methods of the project cost management real-time research and in-depth analysis. Through cost analysis, it points out and analyzes the problems and reasons in the current project cost management method, which has cost estimation, project design, material and equipment procurement and contract management. And on this basis, the project construction cost management plan for re design; the cost management design stage, project construction stage, project organization structure optimization cost control and other aspects of the design. Finally, the conclusion is summarized and the prospect is put forward.This paper finally gets the following conclusions:Binzhou China Sea one construction project is in line with the economic and regional industrial development needs and feasibility of the project. The main reason is that the relevant decision makers and the responsible person does not attach importance to scientific management. At the same time, the enterprise management system is not perfect.
