Research On Function Promotion Strategies Of Old Residential Buildings In Northern Part

With the development of the society, the old residential buildings built in the low-standard construction phase have presented the declining of the collective function. Due to the background of the housing stock ear and the strengthened consciousness of the national energy conservation, the whole society shows objective attitude toward the problematic residential buildings built at that time, and becomes calmer day by day. With the approach of the new development phase, at the beginning of the 21st century, the perfervid demolishing and reconstruction of the residential buildings did not reoccur. In addition, as the heating energy consumption problem of the northern cities involved in the people’s livelihood, it directly aroused the nation’s concern on the transformation and renovation of the old residential buildings. Shortly, under the guidance of the national policies, the projects about the transformation of the old residential buildings came into being in succession. This transformation practice mostly takes promoting the function of the residential buildings as the theme, and presents different forms with the regional difference. Under such background, it is vital to systematically summarize the occurrent practice activities, sort out the existing universality and individuality issues, conclude the function promotion strategies presented in the practice, and review the current status of the practice from the theoretical aspect, which is favorable for the further practice in future.As different cities have different progress in the transformation practice of the old residential buildings, there is periodical feature in the strategy selection for promoting the building function. Some cities still do not solve the function problems comprehensively. Therefore, the research takes the specific city as the example, and considers the regional expression under the macroscopic background. As an important city in the northern part, Dalian City has participated in the large-scale transformation practice recently. The practice phase it involves in represents the mean level of the northern cities. The "warm house" project it implements has certain typicality. Taking Dalian City as a case about the function promotion practice has certain reality significance for the focusing on the study.Based on above background, the research is implemented from the following two parts:Part 1 shows the practice in the northern cities and study on strategies. The research starts from the transformation of the old residential buildings occurring in the northern cities, summarizes the cases, analyzes the function problems, and systematically extracts the function promotion strategies applied in the case. On that basis, it carries out the further study on the specific sample.Part 2 shows the practice in Dalian and study on strategies. It starts from the distribution feature and current status investigation of the old residential buildings in Dalian, and analyzes the main problems these buildings face. Besides, it takes it as the premise, considers the "warm house" engineering practice of Dalian, and summarizes the function promotion strategies applied in the practice, as well as problems solved by the strategies and disadvantages of the strategies. Finally, it expands and supplements the function promotion strategies of the old residential buildings in Dalian from the perspective of the technology, decision making and implementation according to the practice strategies in the northern cities and related foreign experience.
