Study On Construction Quality Control Of FH Residential Project Based On PDCA Cycle

Since the reform and opening up,the real estate industry has been one of the pillar industries of the national economy and associates with people's living standard.The good living environment should be guaranteed by strict quality control,But in our country,with the rapid expansion of the real estate industry,the backward level of quality control has been unable to match the pace of construction investment,and real estate companies urge to pursue market share,expand the scale at the expense of serious neglect of the quality of the project,which resulted in obvious management and quality problems.In order to pursue sustainable development,the real estate enterprises are taking great efforts to solve this problem;and especially the main force,the small and medium-sized real estate enterprises in the third and fourth tier city,have urgent demand for this improvement.However,there is little research on construction quality control for small and medium-sized real estate enterprises in China.Even if there is a small part,it's about the most basic aspect,construction technology,or the most macroscopic aspect,the overview on management methods,and there is no comprehensive and further study and complete system in this field.More emphasis on this research should be placed.This paper is illustrated by the case of FH Residential Project under construction in FH Real Estate Company of the fourth tier city.In order to help it cope with fierce market competition,and constantly improve the comprehensive strength of the enterprise to maintain competitive advantage in the market position,aiming at the present construction quality status and existing problems,this study applied PDCA cycle theory into the quality control and management of the project and executed it in the construction stage to construct a set of suitable residential project construction quality control system.Combined with the investigation on the construction site of FH project and a detailed analysis,this study refined five major elements-Man,Machine,Materials,Method,Environment and attempted to enhance the quality of the project through two rounds of cycle at each stage,thus receiving remarkable results.The main research contents are summarized as follows:Firstly,the paper studies the theoretical basis and related aspects of the project quality control,and PDCA cycle theory was determined to be employed to conduct the quality control of the project construction.Secondly,this paper analyzes the present situation and existing problems of the construction quality of FH residential project,and puts forward the necessity of implementing the construction quality control of FH residential project.Then aiming at the present construction quality status and existing problems,combined with PDCA theory,a set of suitable quality control system is designed to conduct the PDCA cycle on Foundation works,Main works and Decoration works to keep improving quality control since each cycle will contribute to higher quality.Therefore,this system will eventually help FH Real Estate Company to enhance the quality control level,strengthen the core competitiveness.Three conclusions are mainly drawn as follows:(1)the PDCA cycle theory of the residential project construction quality control is scientific and effective.This paper explores the process of the application of PDCA cycle method into the construction quality of FH residential projects.After the cycle,the application improved the project quality and the level of construction,strengthen the team construction and the sense of responsibility of the institution and its staff,and it monitored the whole construction process.(2)The quality control of the whole construction process is a big circle;each of the three steps has the small circulation of their own.The three small cycles constantly keep moving to promote the whole process of construction,ultimately eliminating all nonstandard and insecure factors to ensure and improve the quality of the project.(3)The small and medium-sized real estate enterprises can establish the construction quality control system based on the PDCA cycle to improve the construction quality level.Nevertheless,this paper only studies the quality control of the most critical construction process of residential projects,continuous attention will be paid on the early design,later maintenance and other aspects of the quality control and further improvement and research needs to be done.
