The old industrial buildings have high economic benefits and cultural benefits.Therefore,the recycling of old industrial buildings(group)is becoming a trend.In the early stage of the project,participants have strong conflict of interest,which causes the project to be delayed or the project under construction can not proceed smoothly or the completed projects are not working properly,which causes the failure of realizing win-win situation between the participants.On the basis of extensive investigation and in-depth practice,this paper concludes that the choice of the investment decision stage's recycling mode of he recycling projects of the old industrial buildings(group)will affect the interests of the participants and determine the success of its late-stage design,construction and operation phases.Therefore,this paper selects the investment decision stage to carry out the study of profit distribution.The main research content is as follows:(1)Summarize the characteristics of projects.On the basis of the old industry research from 12 cities in China,select representative projects for analysis,concluding the characteristics of the recycling of China's old industrial buildings(group).(2)Identify the core stakeholders in the investment decision phase,quantify the demands of the interests.Through the documents management combined with field investigation,using the Social Network Analysis and UCINET6.0 software eventually choosing out core stakeholders.Positioning the role of the parties in the stage,the interests of their demands were quantified respectively.(3)Construct a dynamic game model and determine the recycling model.The game tree,which is constructed by extending of dynamic game,analyzing people's action of the successively strategy and establishing the income function of the game relationship between the parties in the stage.And finally,determining three domestic recycling modes.(4)Establish a profit distribution model and calculate the distribution of benefits under the three cooperative modes.This paper constructs the profit distribution strategy model by using the characteristic function in cooperative game theory.The Shapley method is used to calculate the respective distribution of benefits in the cooperative alliance.Taking an example of the project of the original Shanxi steel factory transformed as a creative industrial park,this paper calculated the profit distribution strategy model and Using the method of fuzzy comprehensive evaluation to empower the risk of profit distribution.In this paper,the choice of the mode of development were studied from the perspective of the old industrial buildings(Group)recycling project investment,to reveal and verify the three cooperative development mode,to achieve the maximization of the interests.The paper provides theoretical and practical basis for the choice of the mode of development.
