Study On Investment Risks Management Of Cultural Creative Industry Park Of FengChao 1981

Cultural and creative industry is the most promising emerging industry in the 21st century, which is now strongly supported in China. Cultural and creative industry park makes a great contribution to providing an important development platform for the cultural and creative industry. Many cultural and creative industry parks have been established at home and abroad. Besides, more and more cultural and creative industry parks are invested in rebuilding at present. The investment of cultural and creative industry parks is an investment mode that renews old city or building through reconstruction. But related to the influence of land utilization, transportation facilities, market demand and other factors, the mode actually involves a high risk. Thus, investors must effectively manage this kind of programs' risks, further making the investment attain the expected goal.This paper selects Fengchao 1981 Cultural and Creative Industry Zone as the object of study. According to the Investment Risk Management Theory, this paper recognizes and evaluates the risk factors on policy, technology, economy and management etc. which may occur in the process of reconstruction, and finds the key risk factors through analyzing quantifiable outcomes of risk evaluation. Aiming at these factors, it finally gives a series of countermeasures.This paper is mainly divided into six parts:The first part introduces the backgrounds and significances of this study, analyzes the domestic and overseas scholars'studies, and describes this study's contexts, methods and innovations.The second part explains the main conception and theoretical basis of program's investment risk management, especially risk identification, risk evaluation, and risk response. And it detailedly introduces the fuzzy comprehensive risk evaluation method which calculates weight by the Analytic Hierarchy Process, further laying a theoretical foundation for this paper.The third part recognizes the risk factors in investment and development process of Fengchao 1981 Cultural and Creative Industry Park and summarizes five primary risk indicators on policy, nature, technology, economy and management and twenty-two secondary risk indicators, further establishing the index system of risk management.The forth part makes clear all kinds of risk factors' weight by the Analytic Hierarchy Process and quantitatively analyzes and evaluates these primary risk indicators and secondary risk indicators by the fuzzy comprehensive risk evaluation method, finding the political, natural, technic and economic indicators need a detailed analysis. Meanwhile, it also finds the secondary risk indicators which need to be detailedly analyzed.The fifth part puts forward specific countermeasures against the key risk factors in order to effectively manage and control risks.The sixth part is the conclusion which mainly summarizes context and achievement of the study on Fengchao 1981 Program's risks, and points out that the deep improvement direction in the study should start from risk monitoring.
