Aging of population is the trend of the world population's development and the severe social problem that countries facing with. In order to solve the social endowment problem and ensure that the old people enjoy their old-age care and housing, aged real estate's construction become a new trend. Analyzing the market demand is not only the basis of aged real estate's development policies, but the basis of aged real estate's development in field of production, circulation and consumption, and help to the market's continuous and healthy development.Wuhan have entered the aging of population society in Hubei province, as the aging of population process accelerating, the number of older people is growing, which sharps all kinds of endowment contradiction including endowment living contradiction. In addition, the transformation of endowment patterns create the condition which promotes aged real estate market's development. How to make elderly people happy and help them to keep healthy bodies living in aged real estate market's, they are the keys to ensure the old people's life quality and longevity. The well-being of the elderly is related to not only themselves but also the families and the harmonious development of the whole society. To enhance the well-being of the elderly for the purpose of developing the aged real estate is significantThis paper aims to analysis the background of aged real estate's market demand in Wuhan, discusses the social economic development situation, population development status and elderly population's living situation, points out the influence of endowment living caused by aging of population. On these bases, this paper clarifies aged real estate market's development status in Wuhan, and builds an evaluation system of Wuhan urban old people well-being through decomposition of happiness connotation and setting the influence factors. This paper establishes the influence factors from five dimensions which are infrastructure satisfaction, social environment satisfaction, economic conditions satisfaction, social communication satisfaction, physical and mental health satisfaction by using questionnaire method to collect information. Analyzing the relationship between each dimension of well-being and demand characteristics of aged real estate. Further points out that demand characteristics of urban old-age real estate market of Wuhan——in order to improve physical well-being and mental well-being of the elderly.Finally, this paper points out some release strategies of the market demand including that driving the effective demand by increasing the market effective supply, making development planning, establishing the multiple financing payment platform to solve hire or purchase problems of aged real estate, developing older industry to promote aged real estate market's development.
