In today's Chinese society,the degree of population aging is gradually deepening.Facing the severe aging situation,the most common forms of family pension and pension institutions have been unable to meet the needs of the majority of the elderly.As the integration product of real estate and pension industry,old-age real estate has begun to develop gradually in China,and many cities including Qingdao have also built some old-age real estate projects.As a new industry to meet the needs of social pension,some elderly groups have begun to live in gradually,but it is not really popular.The aging of Qingdao has been accelerating,coupled with superior environmental and climatic conditions,Qingdao has become one of the best choice cities for many elderly people to choose for the elderly.Based in Qingdao,the real estate development enterprises studied in this paper mainly operate real estate,property management,hotel management and other businesses.In recent years,due to the pressure of market competition and slow business development,they seek for business transformation and innovation,and hope to enter into the development and operation of composite old-age real estate.However,some projects that have been developed and completed can be seen some problems in the development,operation and other aspects.So I hope to find out the current advantages and disadvantages,analyze the opportunities and challenges,and find out some optimization countermeasures for the next step involved in the development of old-age real estate,so as to achieve the development optimization.This paper takes the market demand of the old-age real estate in Qingdao as the research topic,analyzes the current development experience and current situation of the old-age real estate in other countries and China,analyzes the background of Qingdao and the current situation and existing problems of the old-age real estate development from multiple perspectives,and briefly analyzes the enterprises in the current situation of the development of old-age real estate at the industry level,through the way of questionnaire survey to obtain data,get the influencing factors of the demand for old-age real estate in Qingdao and the focus of the demand groups.To sum up,we get the countermeasures that the old-age real estate development enterprises need to work hard for next.In order to test enter old-age real estate,enterprises should start from customers,operation,financing and other aspects to improve countermeasures,and make efforts to promote the formulation of government planning and change social concepts.The successful development of a good old-age real estate project not only needs the efforts of the enterprise itself,but also involves the government,society and the most important elderly consumer groups.In order to create a more diversified,specialized and characteristic old-age real estate project,and constantly meet the needs of the elderly,the enterprise not only get economic benefits,but also make due contributions to social development and progress.
