Study Of Different Types Of Urban Affordable Housing Construction Mode Selection

Development of affordable housing in our country after years of practice,has formed a clear goal,namely,through the construction of low-rent housing,affordable housing,public rental housing,trying to help the income level under standard of urban families out of the housing difficulties,has a stable and suitable for living.After a certain period of construction,to increase the supply of affordable housing,improving the housing conditions of low-income families,promote social stability has played a positive role,phased achievements have been made of affordable housing construction.From city to city through the practice exploration,form the experience and the system has the characteristics of the city construction,but in general,our country housing safeguard level differences between different cities.The housing experiences of developed countries shows that the construction of affordable housing is a key factor to promote the sustainable development of urbanization,in our country,implementation of affordable housing is facing all sorts of difficulties and problems,due to uneven regional development in China,the development level differences between cities,and instruction model of affordable housing policy is fully consistent with characteristics of different areas of affordable housing construction,and there are affordable housing construction,in the development of the cities across different situations,its mode of affordable housing construction should be different,should choose the appropriate regional housing construction mode.So based on the classification of urban research,on the whole explored how different types of urban targeted for affordable housing construction,concrete clear characteristics of various types of construction of city match the corresponding construction mode,enhance the pertinence of affordable housing construction,so as to alleviate the contradiction between supply and demand of affordable housing.In this paper,the research content is as follows:First,elaborated the research background and research purpose,to collect and organize the existing research literature at home and abroad for carding and research ideas and content,provide theoretical basis for the research of this paper,the thesis framework,second,to public product theory,social security and other related theory as the foundation,clearly define the scope of research in this paper and the related concept,lay a theoretical foundation for the research of the following chapters.Second,introduces the present situation of affordable housing in our country,put forward the existing problems,then analysis influence factors of affordable housing construction,form overall understanding to the whole construction of affordable housing,is also based on the current problems,this paper puts forward the research of different types of urban low-income housingconstruction pattern,and then in a later chapter.Third,categorizing city research,first of all,through quantitative analysis of the factors which influence construction of affordable housing,established to classify the urban samples and classification method,discusses the choice basis and introduce the advantage of DEA method,the second classification index system according to the selected model design,the selection of two inputs and one output indicators,using the model of calculation,the efficiency ranking results,and according to the ranking result set city classification criteria.According to the classification standard of70 large and medium-sized cities can be divided into three categories,and analyzes the classification results.Finally,three types of city paper summarizes characteristics of affordable housing construction,provide the basis for later construction mode choice.Fourth,first introduced the building mode existing in our country,and through the comprehensive analysis of the three types of characteristics of urban construction,the construction pattern of these three cities choose combination.,through the overall research on the mode selection of different types of affordable housing construction in China to provide certain theory reference,so as to improve the efficiency of housing security,to safeguard the housing rights of low-income groups.In this paper,the innovation point focused on urban classification research Angle of view,the current lack of classification on the study of affordable housing,this article is through categorizing property monitoring of 70 large and medium-sized cities,classification index system,and studies the construction features and construction mode.This paper USES the data envelopment analysis method,inductive analysis and so on,using the data envelopment analysis DEA,building urban classification criteria,there are70 large and medium-sized cities will eventually be divided into three types: necessity of housing safeguard city,developing the housing safeguard cities,urban survival and development and housing security.Further on the three types city paper summarizes characteristics of affordable housing construction,the research conclusion,is the necessity of housing guarantee city mode and institution should be the government-leading construction is given priority to,combined with the enterprise to build appropriate mode;Development-oriented housing city should be given priority to build enterprise alone mode,enterprise and complementary;Survival and development and city housing security should give priority to with enterprise build mode,enterprise alone the built model is complementary.
