In the process of urban expansion in China,the asynchronism of urbanization and industrialization,and the incoordination of population urbanization and land urbanization are exist chronically.The residential land carried in village has became a special urban landscape of China,is regarded as a city problem of hindering urban development,which is presented as the urban villages in city center and the urban fringe village in urban fringe area.We should pay attention to boundaries and structure of land use,which is difficult to grasp with dynamic,complex,and comprehensive property.Take Longhua District in Shenzhen as an example,the simulation study on realizing land resources intensively by Floor Area Ratio revise under the constraint of construction costs.A preliminary analysis of residential land optimization in the city fringe area.Which has practical significance of increasing land use efficiency on the city edge,and providing reference for controlling land boundary in new urbanization,at the same time to improve the recognition of the land type conversion.The number of documents from multiple levels is cleared based on the breakthrough point to common cognitive of urban villages,then analyzing related concepts,and the urban fringe village is introduced to the study in geography.Regional overview of Pearl River Delta Economic Zone,Shenzhen city and Longhua District are introduced,and shortage of construction land resources is cleared in different region level.Methods of correlation analysis,spatial analysis,assumptions,econometric model are used to respectively accomplish situation analysis of Longhua District,Floor Area Ratio revise,land intensive simulation.Firstly,situation analysis.The spatial analysis and correlation statistics of indexes are accomplished in the base of village investigate and survey in Longhua district.The results show that,settlement location main subject to terrain factors,distribution of village and industry is consistent with no agglomeration of economic center,the concentration of Minzhi,Guanlan and Longhua Sub-District is larger than Dalang,Guanhu and Fucheng Sub-District,and settlement location dependenced on road more than water.The index of land development intensity have high correlation with the construction indexes,but have low correlation with other indexes.Compared with the city,the city fringe area village showed the characteristics of land optimization.Secondly,Floor Area Ratio revise.Under the guidance of the relevant specification and planning,building density standards of village in Longhua district is judged,and revised Floor Area Ratio is calculated.Land use of residential land with urban villages is less efficient,and the urban fringe areal village shows land optimization characteristics compared to the urban centers.Secondly,research hypothesis and econometric model is established in the perspective of land optimization,then the land use optimization potential of Longhua district village is measured and analyzed.Composited land potential optimization and building cost saving benefit,the best building floor is simulated in concept.Which represents high Floor Area Ratio is not the direction of urban renewal in Shenzhen,and the main purpose is Improving public service access based on land use optimization.Thirdly,land intensive simulation.On the basis of Floor Area Ratio revise,the land resource saving in different simulated situations are analyzed.Concluded that,When the Floor Area Ratio is revised,we should consider combined factors such as land optimization and economic benefits,in order to reach optimization of land resources allocation.In urban construction and update,high Plot Ratio should be selected from the perspective of land optimization potential and livable environment,and low Floor Area Ratio should be selected from the perspective of the living area and economic interests.The best floor of construction is determined by both economic benefits of per unit area land saving and the cost extra spending of floor variation.In the process of urban expansion and construction,the construction benefits is relatively low in large and medium sized cities with land resources shortage and big population density,however,the construction benefits is more important in small cities with small population density and weak fiscal support in infrastructure construction.Of course,there are local areas in particularity,and urban transformation strategy should be chose according to measuring the local conditions.Finally,the general conclusions:1,The simulation study on realizing land resources intensively under the constraint of construction costs.In urban construction,urban scale and economic strength should be took into consideration to determine the appropriate building floor,and realize the comprehensive benefit maximization.2,Empirical study on Floor Area Ratio revise.Focused to select Floor Area Ratio according to the city features and requirements.3,Integrated the above two points.In terms of standardization and economic rationality,to provide reference and guidance of the new city construction and old city reconstruction.In the article,land optimization potential calculation,building cost accounting and the best floor simulation are all based on the hypothesis conditions of village unchanged boundary.Which has theoretical research significance,practical significance of further renovation and reformation in Longhua district,and eferential value of residential land optimization in urban fringe area.
