As the real estate development tends to be stable and the tide of real estate market is becoming declined, the pace of relocation and transformation of old buildings has been slowed down. The energy conservation transformation of existing residential buildings more than 30 years according to the current standard has become an important work of government. Since this work has just started, there are some problems such as no uniform standard, lack of experience and so on.In this paper, the energy conservation transformation of existing residential building in C District of Dalian is selected as the research project and risk management is studied from project general contractor's point of view. Certain guiding significance of similar projects' risk management in all life cycle can be provided for general contractor.The research background, purpose, significance, research method of the paper and research status of risk management at home and abroad are firstly introduced. The modes of project general contracting are then described and two kinds of general contract mode are analyzed. On this basis, the theory of EPC project's risk management is introduced, and the techniques and tools of risk identification and risk assessment are discussed in detail.Secondly, in accordance with the general steps of risk management, project profile of energy conservation transformation of existing residential building in C District of Dalian is introduced, based on the characteristics and the real situation of the project, risk management planning is developed from the perspective of contractor and whole process risk management can be used according to the three phase-of the project life cycle. Then risk identification and risk assessment are processed in each stage of project based on the risk management planning. In the identification process, WBS is used to get the work breakdown structure. After that, Delphi method is adopted to identify the risk of each stage and the risk source table is acquired. The identified risk factors are quantified and ranked by expert investigation method and AHP in evaluation stage.Finally, according to the ranking results of identified risks and combined with the engineering practice, risk response plan can be developed. Thus, the measures of each risk factor in each stage can be obtained and the basic requirements of project risk monitoring in whole process are briefly discussed.
