Risk Management Of Investment In Project For Hainan Xin Hui Shi Quan Hotel

At present, Timeshare Hotel, the representative of tourism real estate development, combining tourism commerce and real estate investment, is rapidly developing around the cities in China and attracts a lot of attentions from investors. However,the Timeshare Hotel industry in China on the early stage is suffering some obstacles during its operation and room sales, which lead to the decrease of investor's profits. Hence, it is urgent for the investors of Timeshare Hotel to analyze the investment risk before the decision of investment. This thesis studies the evaluation system of investment risk conforming to the actual situation of Hainan Xinghui Timeshare Hotel, according to the research achievements and practical experience of risk evaluation and management at home and abroad.This thesis studies on the investment risk and takes Hainan Xinghui Timeshare Hotel as a case with combining the theoretical method and practical orientation. The methods used in this thesis include literature review, field research, brainstorming, Delphi method, WBS and probability calculation and so on. The investment risks of Hainan Xinghui Timeshare Hotel were identified, evaluated and controlled through the risk management process. First, the main research results of risk management at home and abroad published recently was reviewed emphatically; the origin, characteristics, risk constructs and types of Timeshare Hotel were introduced. Second, this thesis chose brainstorming and WBS to identify the investment risk of Hainan Xinghui Timeshare Hotel development, after the comparison of the existing identification methods of project risk, and identified six main risk factors of Hainan Xinghui Timeshare Hotel. Third the probability and impact values of this project's investment risks were calculated through Delphi method and probability calculation, the priority of risk control was ordered too. Last, on the basis of the evaluation results of investment risk and the practical states of Hainan Xinghui Timeshare Hotel, this thesis provide the responding reaction measures of investment risk, which can be regarded as adaptive proposals for the investment risk management of Hainan Xinghui Timeshare Hotel. Furthermore, the results of this study are expected to provide some references for the investors of Timeshare Hotel projects and other conventional projects or developing and operating companies to choose and manage project reasonably, to avoid and decrease potential risk, to get more stable profits from investment.
