Study On Intensive Utilization Of Construction Land In The Process Of Urbanization Of Fuzhou City

Abstract/Summary:
Construction land is closely related to social and economic development. With the process of industrialization and urbanization speeding up, as well as the rapid economic growth, economic and social development has an increasing demand for the land,especially the construction land, the contradiction between supply and demand for land has become increasingly acute. Currently, rapid development of urbanization in China has leaded to rapid expansion in urban area. At the same time, there has been the phenomenon of extensive use and idle use of land. Therefore, in the process of urbanization, improving the level of intensive construction land use has become the inevitable choice for the sustainable development of society and economy of our country in the future.Fuzhou City as well as 10 counties and a district in Fuzhou City has been taken as an example in this dissertation. Based on analyzing the situations of construction land utilization and the driving impact which resulted in urbanization on the expansion of construction land from 2001 to 2011, the total scales of construction land of Fuzhou City in future several years have been predicted. And then total 17 indicators have been selected as evaluation factors from four aspects, consisting of utilization degree, investment intensity,utilization output efficiency and dynamic potential benefits of the construction land use.The macro evaluation index systems of intensive construction land use have been established in Fuzhou City. The entropy value method has been applied to determine the weights of all the indicators, Multi-factor comprehensive evaluation model combined with Logistic model and Coordination degree model have been used to analyze and evaluate the intensive level of construction land use of Fuzhou City from 2001 to 2011. By Predicting the total scale of the construction land in Fuzhou City, it has come to a conclusion that the total scale of construction land of Fuzhou City in 2020,2025 and 2030 will reach to136,126.17 hectares,147,440.37 hectares and 157,411.03 hectares respectively, which have a greater growth than 2011. The results of Multi-factor comprehensive evaluation model combined with Logistic model display that the level of Fuzhou City’s intensive construction use is updated from 27.72 in 2001 to 68.84 in 2011, that Fuzhou City’s construction land was in the extensive use of stage from 2001 to 2006, that the level of intensive use continues to increase after 2007 and Fuzhou City has been in intensive use stage from 2007 to 2011.The evaluation results of the Coordination degree model has been derived that the intensive use level of construction land in Fuzhou City has a continuousimprovement, but has started to enter the intensive use of state since 2006. After association analysis of urbanization and intensive use of land for construction, it has been concluded that they are highly correlated with each other, that construction land’s intensive degree is integrated with the development of the level of urbanization in Fuzhou City. And then by using TOPSIS(Technique for Order Preference by Similarity to Ideal Solution)model and Coordination degree model respectively to conduct the analysis for the intensive use of construction land of every county(district) in Fuzhou City from 2001 to 2011, it has been showed that there are large spatial differences in the level of construction land intensive use in every county(district). Both Linchuan and Zi’xi County belong to the intensive utilization level, the level of construction land intensive use in Yihuang, Nanfeng,Lichuan, Guangchang and Le’an has been constantly improved, updateing from the unintensive state in 2001 to less intensive use state in 2011. Finally, some suggestions have been made as to problems existing in the utilization of construction land in Fuzhou City.
