Evaluation Study On The Construction Land Intensive Utilization

As the foundation of social and economic development, construction land is the essential condition for the urban construction and development. Besides, its utilization level has direct related to urban economic, social and environmental benefits. With the promotion of our country's industrialization and urbanization, the construction land is in the stage that utilization transferring from extensive utilization to intensive utilization, in addition, there are some problems existing in the construction utilization such as, low utilization level, unreasonable structure, and disorganized arrangement and low-efficiency utilization. Therefore, the utilizing construction land in intensive way has become necessary choice for sustainable land development.Based on the summary of related theories and research methods about domestic and foreign construction land utilization, this article evaluates the construction land utilization level of Liuzhou city from a the macroscopic view. This article is divided into seven parts as following:As the prologue, the first part mainly analyzes the background, motive and significance of subject-selection as well as the status and trend of domestic and foreign research about this topic.The second part mainly discusses the theoretical basis of construction land intensive utilization. On one hand, the connotation of construction land intensive utilization is defined; on the other hand, the theory basis, which including land rent theory, sustainable development theory etc., is elaborated. Besides, the relationship between these theories and construction land intensive utilization is discussed as well.The third part discusses the establishment of evaluation index system, which involves the principle and process of index system establishment and the framework of index system etc..The forth part mainly discusses the evaluation techniques of construction land intensive utilization from the view of methodology, which including establishment of evaluation models of construction land intensive utilization, the determination of weighing, the principle of the processing of related data as well as the elaboration of formulas used in the article.As the empirical introduction, the fifth part takes construction land intensive utilization of Liuzhou city in Guangxi Province as the research region. Based on the analysis of status, trend and characteristics of construction land utilization in Liuzhou city, the construction land intensive utilization of Liuzhou city is analyzed through applying the evaluation models and weighing determination mentioned in the forth part. First of all, the dynamic change of intensive utilization level of Liuzhou city during 1996-2007 is analyzed by multifactor comprehensive evaluation; Furthermore, the development trend of construction land utilization is predicted as well; secondly, this article applies TOPSIS and coordination model to evaluate the status of construction land intensive utilization of Liuzhou city in 2007, and then it classifies the construction land intensive utilization into different regions according to multivariate hierarchical clustering method and analyzes the characteristics of regional distribution of construction land intensive utilization level.In the sixth part, some policy suggestions are put forward. Through the empirical research and the consideration of problems about construction land intensive utilization, some related countermeasures and approaches are put forward.In the seventh part, which is also the conclusion, the summary and outlook for the further research are introduced.
