Research On The Housing Cost And Sharing Mechanism Of The New Generation Of Migrant Workers Based On The Perspective Of Complete Cost

House in the city is the basis of protection and a practical problem for new generation of migrant workers to into the city,to stay in the city,and then into the urban society,to complete the process of urbanization.And it is the key to clarify the scale of housing cost of this special group,to subdivide the specific cost structure,to construct the housing cost sharing mechanism under the affordability of the new generation of migrant workers.Due to the scholars have relatively less research on the urban housing cost and the sharing mechanism of the new generation of migrant workers group,it is necessary to carry on the scientific research on the housing cost of current new generation of migrant workers,to analyze the difference of cost structure and cost scale,and to explore the housing cost-sharing mechanism in order to put forward targeted countermeasures and suggestions.Based on this reality,this research first explores and constructs the housing cost model of the new generation of migrant workers from the perspective of "complete cost",Based on the theory of full cost and life cycle cost,this study considers that the former focuses on the horizontal plane and the latter focuses on the vertical time.Both are complementary to the existing partial costing and are the complete costs corresponding to the incomplete cost.Based on the above analysis,this study finds that the housing cost is the new generation of migrant workers in this particular group in the search for "settled" in the process of urban housing to start considering the housing and housing out of the whole process costs.Based on this model,this paper constructs the housing cost model,rental cost structure model and housing purchase cost structure model respectively according to the urban housing supply model of new generation of migrant workers.Then,based on the analysis of the typical housing security model at home and abroad,this study excavates the different main body of the housing,combined with the new generation of migrant workers ' urban housing cost structure model,combing the urban housing cost sharing ideas of new generation of migrant workers.And then builds the housing cost sharing mechanism model of new generation of migrant workers in different housing modes.Secondly,this paper randomly distributes questionnaires among the new generation of migrant workers in Hangzhou city,uses SPSS to calculate the cost scale,analyzes the cost structure,and tests the sharing mechanism model:(1)The scale of housing cost is relatively high,and the higher the risk level and the higher the cost.The deposit payment method for the payment of two to pay two groups of the total cost is relatively high.(2)Under different risk levels,the cost of housing in different housing modes has significant difference on the cost of housing under the "full cost" perspective.First,in the housing dwelling unit cost model,considering the risk factors,the risk cost(0.5484)has a higher impact on the total cost than the living cost(0.4516)on the total cost.Without considering the risk,the impact of the cost of living for the total cost is 1.Secondly,the cost of housing is the most important factor in the cost of housing.The impact of risk cost on the total cost is 0.1768,second only to the cost of housing(0.6846).The second is the cost of housing(0.0943),the smallest impact on housing costs is the cost of acquisition(0.0444).(3)The cost sharing mechanism of urban housing is not perfect.Most of the current cost types are born by the new generation of migrant workers themselves.They need to excavate and share the main body,and to integrate the government departments,enterprises and the public.And then according to different types of cost construction for the new generation of migrant workers in urban housing,to bulid the cost sharing mechanism.Finally,in view of the empirical conclusions and analysis,this study aims at the new generation of urban housing costs of migrant workers can be divided into sharing housing costs and reducing housing risk,proposed the balance of two housing model housing costs sharing mechanism.Firstly,strengthen the supervision of housing units in government units,develop specialized rental market-oriented;Secondly,make en terprises to improve housing quality and train new generation of migrant workers skill s for support;Thirdly,to the community to take advantage of the network edge,withthe network platform to provide stable housing to participat;Last but not the least,for the new generation of migrant workers,it is important to improve their skills,to be better at planning career,and to invest more reasonable consumption.
