Residential demand is the basic needs of family and house is necessities of family life.Housing problem which is related to family happiness,social stability and economic development,is one of the hot topics in modern society.According to the relationship between the family characteristics and the housing price,the current academic circles is mainly discussed respectively from the following three aspects:One is the study of the relationship between the housing price and the natural features of the family such as family size,age structure and population.The other is the study of the relationship between the housing price and the social features of the family such as family income and employment structure.Another is the study of the relationship between the housing price and the regional features of the family such as urban family population and population mobility.So family characteristics are impact on housing prices in many aspects.Only through a comprehensive and systematic analysis the formation mechanism about the impact of family characteristics on housing price can reveal the inherent relation between family characteristics and the housing price.Because of the demand for housing usually takes family as an unit,the factors influencing the housing needs of the population is not only the population quantity,but also population structure,such as age,income,family size as well.In addition,our country is in the period of the household registration system reform and the family planning policy adjustment.When the demographic dividend gradually disappears and population is aging,exploring the influence between the change of the family structure and the real estate market is not only in favor of understanding the specific status of family characteristics deeply to optimize the population policy,and also helps to analysis the housing demand and price trends in the period of population policy adjustment period,which are of vital theoretical and practical significance.Firstly,this paper investigates the formation and development of family characteristics,analyzing the characteristic of the family’s influence on the demand for housing;Secondly,this paper reviews relate literature about family characteristics affecting housing demand and prices,mainly analyzing the family life cycle theory,the demographic transition theory and income consumption theory.Secondly,this paper collects data of family characteristics and housing prices of 35 large and medium-sized cities in China from 2005 to 2012,using the family characteristic demand price model to analyze the inner mechanism between family characteristics and housing price.The empirical results show that the total population,family size,per capita disposable income and housing prices are relate to housing price.Employment burden coefficient is no significant impact on housing price.In addition,price expectation also affects the housing price.Finally,on the basis of empirical research,the article proposes some relevant population policy to promote housing demand and adjust the housing price fluctuations.
