With the accelerating process of urbanization,land is an important factor of production,and its role in economic development is becoming more and more obvious.In the current stage,the free transfer of rural land contractual management right is the main problem of rural land in our country.The development of urbanization accelerates the transfer of rural surplus labor force,promote the circulation of rural land,while the land circulation further accelerate the process of urbanization.Therefore,the study of rural land transfer issues for the integration of urban and rural development,and promote agricultural modernization,information technology are also a certain role.There are many factors affecting the circulation of rural land contract management right,among which the property right of the land and the price of the land transfer are the important factors which affect the process of rural land circulation.In the field of rural land valuation,through the comprehensive comparison of the current prevalence of domestic valuation methods and the development status and methods of foreign rural land valuation,compare and find out the suitable methods and procedures.In land appraisal,some macro factors(such as the level of economic development,income,etc.)should be considered,and some micro factors(geographical location,infrastructure,etc.)should be considered.In the land valuation issues,this paper takes the southwest of Shandong agricultural land circulation price as the basis,using the score valuation method and random forest algorithm to analyze the land price,to determine the influence factors of rural land transfer price.In this paper,the research is divided into 6 parts:The first chapter is the introduction.In this part,much more attentions have been paid to the research background and significance of this research,study on the transfer of land by scholars at home and abroad,the formation of a literature review,including the influence factors of rural land circulation including literature review,land valuation,and the formation of a review,and introduces the research contents,methods and innovation and insufficient.The second chapter is the general situation of land circulation.This part mainly aims at the current situation and reason of the rural land circulation in our country and the problems existing in the process of land circulation.In the land circulation,the main problems in the circulation of land property rights are not clear and how to determine the price of these two parts,to provide basis for the analysis of rural land valuation.The third chapter is the current situation and methods of rural land valuation in China.This chapter mainly talks about the current situation of China's land valuation and commonly used valuation methods,which focuses on the analysis of income reduction and valuation method.Based on the two valuation procedures for analysis of agricultural land below the southwest of Shandong Province to pave the way for valuation.The fourth chapter is the current situation and methods of land appraisal in foreign countries.This part mainly analyzes the present situation and the valuation method of the land valuation of several typical countries in foreign countries,and can provide a reference for our country's rural land valuation by analyzing the situation of foreign valuation.The fifth chapter is the empirical analysis of China's rural land valuation.This section mainly agricultural land in Shandong Province in the southwest of Shandong Province as an example of empirical analysis,and the influential factors of agricultural land use is mainly introduced in the southwest of Shandong Province,the factors were used to score valuation method and random forest algorithm for feature selection and price forecast.The sixth chapter:conclusion and policy suggestion.This part mainly analyzes the research results of the whole paper and the corresponding policy recommendations,including the conclusion and policy recommendations from two aspects of the rural land circulation and land valuation.
