The land price is one of the measures of macro-control and the basis of sustainable development for social and economic-orders. To institute standard land prices scientifically and accurately is the basis for China to manage real estate, to slow down the overheated development, to settle the land requisition compensation standards and to use land rationally.Based on the correlated theories of urban land grading and standard land prices, and considering the actuality in urban area of Langfang and the general principles for land grading and evaluation, this paper analyzes the three-year land grading and evaluation for 1994, 1998 and 2004. And this paper put forward suggests and plans on the application of land grading and evaluation outcomes.With the software MapInfo and statistical analysis software, this paper defines land quality evaluation system and its connotation, and analyzes the features of the historical and spatial evaluation of land quality, and reveals the land quality spatial-time evaluation pattern and its driving forces. Based on the study above, this paper also figures out standard land price connotation, evaluating technical routes and its methods. And this paper analyzes the historical and spatial variation of standard land prices to reveal features of spatial-time patterns of standard land prices and its evaluation.On the study and analyses above, this paper thinks the land grading and evaluation outcomes should be applied in five aspects: management of land market, institution of standards for use tax of land, payment standards for allotted land transferring to assigned land, lowest payment standards for assigning land by reaching an agreement through consultations and removal compensation standards.
