Research On Housing Afford Ability Of New Generation Peasant Work's

With the development of new type of urbanization,a growing number of new generation of migrant workers poured into the city,and the demand of housing is increasing constantly.However,the current real estate market exist questions of total surplus and structure imbalance.Part of the second-tier cities and three or four line cities appear a mass of vacant building and the pressure of the inventory is large.To resolve the inventory of real estate has become one of the five major task of Chinese economic and social development.The local governments introduce a series of polices that the migrant workers as the main force of reducing the inventory.To research the ability of housing payments of the new generation of migrant workers,not only benefit to provide the basic of reducing the inventory,but also put forward the specific proposal of advancing the development of new type of urbanization and improving the living condition of the vulnerable groups.In this paper,I choose taiyuan and yuncheng as the research object,which is the typical representative of two lines and three Central Line.And combining the empirical analysis and normative analysis.First of all,through the questionnaire survey method for both their economic and social characteristics of new generation of migrant workers in the ability of living conditions,housing consumption expenditure are described and compared;Secondly,using the method of residual income method analyzed the taiyuan and yuncheng area residual income situation of new generation of migrant workers,by comparing with the current level of rent and housing price to income,the analysis of the new generation migrant workers rent and buying ability.Again,through the micro and macro analysis methods to analyze influence of the main method of new generation migrant workers' ability to pay.In the microscopic analysis,through the correlation analysis and multiple regression analysis method to analyze the influencing factors of new generation migrant workers housing affordability,through the microcosmic analysis,I concluded that income level,marital status,the duration of living in the local workers and engaged in the industry have great influence on housing affordability.The macro analysis of the main analysis by using the method of normative analysis.Macro factors mainly include commercial loans in the financial policy and system of housing accumulation fund,housing rental market,prices level.Based on the analysis of the main influence factors,I come up with different measure to improve their housing ability.Including increasing income,strengthening the responsibility of the enterprise,improvethe financial policies;through regulation the supply and demand to make sure the real estate prices growth reasonable;make the rental housing market specification;Develop the public rental housing;Build a container house to meet the demand of temporary housing.
