Study On The Farmers' Housing Choice Intention And Its Influencing Factors

Farmers have made an important contribution to the development of urbanization in China,but they are in a relatively inferior position,and the poor housing situation is one of the most important performance.Secondly,with China's rural population continued to gather to the developed areas,and accelerating industrialization and urbanization,the rural farmers have appeared different degrees of differentiation,farmers increasingly diversified and complicated.And the differences between these different farmers become more obvious,the differences in housing demand is also more obvious.According to the current situation and the demand,we must solve the housing problem of different farmers,for farmers to provide housing security and supporting measures,to provide information to an empirical study on farmers housing choice fully.The purpose of this paper is to analyze the farmers' willingness to choose the housing and the factors that affect the housing in the perspective of the differentiation of the peasants' stratum.In the current research on the farmer social stratum differentiation is very rich,but for the study of peasant housing choice,the main concern is the migrant workers housing choice analysis of factors,for different classes of peasant housing will study in China is still a relatively new field,so we can have a further discussion.This paper,from the perspective of the innovation,this paper breaks the previous simple research on peasant housing selection framework will or choice of migrant workers housing,the farmer hierarchy differentiation and housing choice will combine the factors of farmers housing choice and influence from the perspective of peasant class differentiation,this is a relatively new the subject.This paper uses literature research method,questionnaire survey method and housing choice using the Logistic regression model analysis of different classes of farmers and analyzing the influence factors of housing,and innovation of related policies,which will be a useful supplement for the farmers to choose housing issues will research content.Farmers' housing choice,including self built housing,rental housing,the purchase of commercial housing,enough to buy affordable housing,several other forms.In this paper,through the questionnaire survey of 600 farmers,according to the factors of demographic characteristics,land factors,economic factors,psychological factors and social security factors five aspects to farmers housing choice factors influencing the willingness of investigation and according to the result of the investigation reveals that the homes of farmers willingness to choose,the use of statistical models,mainly using logit regression analysis of the impact of farmers housing choices factors.Analysis results show that:This paper first introduces the background,purpose and significance,and related to the differentiation of peasants,farmers and related review of housing security housingchoice behavior,and then summarizes the main contents of the article,and points out the difficulties and innovation.In the second chapter,the related concepts and theories of farmers' housing choice will be summarized,and then points out the types and basis of the farmers' differentiation.The third chapter studies the influencing factors of farmers' housing choice intention,and points out the types of housing choices for the following empirical analysis.The fourth chapter is the empirical study of farmers' housing choice will and its influencing factors.A questionnaire was designed and field investigation was conducted.Secondly,it explains the main content of questionnaire design,the choice of sample area and the source of the data,and then puts forward the hypothesis of this research on the basis of discussing the rationality of the hypothesis,then statistics on the questionnaire,respectively,analysis of the basic situation of farmers and housing choice,and choice of economic characteristics,affecting farmers Housing intention population characteristics,land characteristics,psychological characteristics,social security and other factors as variables,using multiple regression Logistic and the statistical analysis of the factors affecting farmers' willingness to choose housing,the degree of influence of various factors.This chapter carries on the empirical analysis through the investigation and the measurement,which is also the key point of this paper.Through the analysis of the results showed that 28.67% of the farmers choose build their own houses,living in rural areas,this is probably because farmers have strong family land plot,also want to retain the contracted land and homestead.34.33% of farmers choose commercial housing,on the one hand,and the country is now actively promoting the farmers into the city,to promote the policy of farmers can not be separated from the public,on the other hand,mainly to consider the future development of farmers.12.5% of farmers choose to rent,this part is mainly migrant workers.20% of farmers choose to buy affordable housing.The factors affecting the farmers' housing choice varied by age,education,marital status,residential land prices,housing and homestead replacement farmers satisfaction,whether to participate in the social security and the cognition of social security effect.However,the transfer of farmers' contracted land,monthly income,face problems,the role of social security has no effect on the farmers' choice of housing.According to the above analysis results,put forward the proposal,farmers mainly suggested: to strengthen their own culture and occupation skill quality,farmers need to actively cooperate with the national implementation of policies,the farmers to gradually adapt to the city environment,Improve the affordable housing supply system,establish a standardized land transfer system,and gradually improve the social security system,Improve relevant laws and regulations in order to help farmers housing security problems.
