Research On Construction Land Economical And Intensive Use Practices And Modes Of Typical Counties In Beijing-Tianjin-Hebei Region

Economical and intensive land use is the fundamental way to ease the contradiction between supply and demand of construction land and improve the efficiency and benefit of construction land use.Summarize the regular pattern which promoting economical and intensive land use is of great significance,and we name it economical and intensive land use modes.There are dense cities in Beijing-Tianjin-Hebei region,with low land intensive use level,because of a series of problems fllowing the process of urbanization,such as the imbalance of urban scale and structure,the mismatch between urban and rural areas and the uneven distribution of transportation infrastructure.This paper takes 64 districts and counties(county-level city)of Beijing-Tianjin-Hebei region as the research object,evaluate their construction land saving and intensive utilization level,collect their land saving and intensive use practices,try to analyze the economical and intensive land use modes between different level of intensive use of construction land,in order to enrich the study of economical and intensive land use modes and provide reference for the promotion of modes in Beijing-Tianjin-Hebei region.This paper adopts factor analysis method to establish construction land economical and intensive use evaluation index system,according to the intensive use level of each district,county(county-level city)intensive,64 districts and counties(county-level city)divided into highly intensive districts and counties(county-level city),moderate intensive districts and counties(county-level city)and low intensive district and county(county-level city).Based on the summary and reference of the existing research,this paper divides the theoretical economical and intensive land use mode into temporal mode,planar mode and stereoscopic mode.The temporal mode emphasizes the intensive use of land in time scale,include 2 sub mode;the planar mode emphasizes to improve the efficiency of construction land allocation and utilization,include 4 sub mode;the stereoscopic mode emphasizes stereoscopic land use of micro plots,include 2 sub mode.Collect and summarize three kinds of districtsand counties(county-level city)economical and intensive land use practices,and find out their dominant land intensive modes.We found that population density,economic level,industrial structure and policy implementation are the key factors affecting the land saving pattern,the higher level of land economical and intensive use,the more attention is paid to the construction land,and three-dimensional land development.Land use planning,optimization of spatial layout and the agglomeration of the industry and dispose of idle construction land are necessary measures.Finally,this paper proposes some supporting policy to form the incentive mechanism of economical and intensive land use modes.
