The National 13 th Five-Year Plan proposed that “In order to build the new national industrial system,we should promote and improve the development level of the real economy,achieve transformation from traditional industries to new industries and achieve good cooperation between intra-regional cities.” The National New Urbanization Plan also mentioned that in order to achieve a reasonable distribution of industrial land and land price,it is necessary to adjust and optimize the structure of urban industrial land,as well as rational planning and using of industrial land.The change of land price is not only the embodiment of development of urban land market,but also a comprehensive reflection of city economic development.In recent years,the development between Beijing-Tianjin-Hebei urban agglomeration was uneven,as well,the scale of industrial land has been reduced and the price has been rising.In the process of “the scale increase-the price rise",it inevitably exists uncoordinated development of cities,unreasonable planning of industrial land,irrational distribution of industrial land prices and other issues.So it is urgently to improve the level of intra-regional urban development,to enhance the efficiency of using industrial land,and to promote structure optimization of both “land prices-land use” To solve a series of problems about outstanding urban development unbalanced,unreasonable land for industrial use and distribution of the industrial land price in Beijing-Tianjin-Hebei urban agglomeration,this paper takes urban agglomeration industrial land prices(industrial land prices,Business services land price)as the research object,analyzes the space-time distribution and influencing factors.First,The division of urban grade also an important basis for studying the economic and social problems of urban agglomerations,according to“Central place theory”of Walter Christaller,The urban grade of Beijing-Tianjin-Hebei urban group is divided into“Main core city-Secondary core city-Deputy center city-Backbone city-Secondary backbone cityPotential backbone city-General city”,Lay the foundation for the study of industrial land prices between urban and grade.second,selects the Beijing-Tianjin-Hebei urban agglomeration 2010-2016 years data of industrial land in“auction and hanging out one's shingle”with "Seven ranks " town level between the industrial land price is studied.The result is,the industrial land price in the seventh grade in the urban system presents from the core cities to the hinterland in wavy damping capacity way;Low industrial land price in Tianjin,bears to the town level;Hebei industrial land prices generally low,and more industrial land distribution in the southern area of urban agglomeration transportation is convenient,In the northern industrial land distribution is less of Zhangjiakou and Chengde.Finally,Analyzes the influencing factors of industrial land price,The main influencing factors of industrial land price are: Tertiary industry output value,Third-generation employment,The total retail sales of social consumer goods,Local fiscal revenue,Local fiscal expenditure and Total water supply.The main factor affecting the land price are: Local fiscal revenue,Local fiscal expenditure,Tertiary industry output value,Garden green area and Sales of commercial housing.Beijing,Tianjin and Hebei did not form a good cooperation between cities,Therefore,in order to realize the reasonable use of industrial land and the reasonable distribution of industrial land price,It is extremely important to strengthen the adjustment of industrial land structure and the collaboration between interregional cities.
