Research On The Exit Mechanism Of Affordable Housing

Beijing,as the capital of our country,has a large population and the housing problem is very tight.The affordable housing has played an important role in alleviating the housing problem in Beijing.Among them,affordable housing,as a kind of affordable housing,occupies an important position in the affordable housing system.Since November 19,2007,Beijing for the first time promulgated the "economic applicable housing management approach",to July 2014,24 Beijing city for the construction of affordable housing,housing management policy for 8 years.To 2015,the "affordable housing management approach" has also been adjusted two times,mainly for new and old economic housing transactions,the withdrawal of the issue of adjustment.Although affordable housing has to stop the supply of affordable housing,but how to exit,exit policies remains a concern in the industry's focus,therefore,the exit mechanism of affordable housing is very necessary.This paper takes Beijing city as an example to study the exiting mechanism of affordable housing.First of all,comb out the historical policy of Beijing's economic housing withdrawal,and then analyze the exiting problems of Beijing's current housing.And take the questionnaire,on affordable housing district in Beijing city of affordable housing exit site survey,200 questionnaires,100 questionnaires were posted online,proves the necessity of Beijing city affordable housing exit.Thirdly,the paper analyzes the exiting mechanism of affordable housing.Finally,on the basis of referring to the domestic and foreign experience,this paper puts forward the idea of the exit mechanism of the economic and applicable housing which is suitable for Beijing and the policy suggestion of withdrawal.For example,the mechanism of the establishment of incentive combination mode of affordable housing exit mechanism;policy suggestions to establish dynamic supervision mechanism,improve the information sharing mechanism,implement effective reward and punishment system,establishment of special management agencies,to explore the common property model,explore diversified exit modes.
