Since China took a series of reform measures on real estate industry in the 1990s,the real estate market competition becomes more and more fierce while the standardization is better and better.More and more people as well as the social resources are participating in the real estate market.At the same time,in recent years the domestic macro-control policies on the real estate market pushes out more and more frequently.This makes the real estate enterprises have to consider,how to improve the core competitiveness of the enterprise and become the top ones in so many real estate companies,facing the increasingly severe external environment and the shrinking market demand.And to establish a harmonious relationship with suppliers and to establish strategic cooperative relations with outstanding suppliers,real estate enterprises can take part in the competition with the help of the whole supply chain.It becomes the key to this problem that the real estate enterprises should select the best qualified outstanding supplier from the numerous suppliers.Based on the basic theory of risk management,taking the project supplier of real estate enterprise as an example,this paper tries to find out the potential suppliers with the steps of identifying,evaluating,disposing and applying the contract risk of project supplier.First of all,this paper uses the method of risk identification to category the risk factors of the project supplier from the four aspects,i.e.organization,technology,management and economy,and clarifies the 20 risk indicators for the project supplier.Then,it is analyzed that the influence degree of risk factors on project overall operation objectives(such as quality,progress,cost,safety civilization,etc.)and the probability of occurrence of risks.In combination of risk matrix method and AHP method,an evaluation model is built for the real estate project suppliers.This model is applied to the Vanke Wuyue Jiaxing project as an example to evaluate the performance of the project's general contractor company and to analyze the measures of the vital risk dealing and the risk assessment method.At the same time,the application of the model shows the practical significance.
