Since the 1990s,the industry of Chinese real estate has a rapid development.As the changes of the real estate regulation policies and the revolution of the means of land transactions,the external environment of the Real estate enterprises in Guangxi also faced a serious challenge.However,In order to satisfied the customers' demand which is diversified,personalized and changeable,the Small and medium-sized real estate enterprises has launched a series of initiatives to seek new space for the survival and development.As a small and medium-sized real estate enterprises,in order to solve the important problems as scale development,differentiation,branding,etc,how to cope with the situation changes and grasp the development opportunities is a process of promote the enterprise development abilities.As a result of the combination of the enterprise internal and external factors,the enterprise development ability is a driving force to promote the enterprise survival and development.Firstly,the paper has carefully combed the theoretical concepts of the evaluation and improvement of the real estate enterprises' development ability,the improving path of the development ability etc,and has carefully analyzed the opportunities and challenges which the small and medium-sized real estate enterprises has faced;Secondly,the paper deems the Z real estate companies as a research object,and builds the index system to evaluate the Z real estate company development ability,and then to determine the index weight through the analytic hierarchy process,and then carries out the fuzzy evaluation of single factor and multiple factors for the Z real estate company development ability;Thirdly,based on the results of fuzzy evaluation,the paper analyzes the present situation and existing problems of the Z real estate development ability,and puts forward some countermeasures to promote the development of the Z real estate company ability and measures from the enterprise external and internal;Last but not the least,The research conclusion of this paper can be summarized as that,the Z real estate company development capacity is developing from the "general" to the "good" level,but there also exist many problems during the operating management process of the company;In order to solve the problems which had influenced on promoting the enterprise development,the companies should specify the current strategic positioning,and earnestly solve the problems of financing difficulties,resource integration problem and enterprise transformation,etc;Otherwise,Company also need to pay attention to the enterprise strategic adjustment,brand building,product development,enterprise culture construction,talent incentive system perfect,etc.
