Decision-making Research On Investment Project Plan Of Residential Project Based On Value Engineering

Firstly,based on elaborates the current research on the domestic and foreign real estate investment project decision-making method,this paper finds out that most of decisions are made by financial evaluation to consider their economic benefits.Although most of the decision-making are made through the financial evaluation nowadays,but the consumer are more concerned about the function of the house and residential projects,which are the focus of real estate development.This paper will be write from the functional perspective of residential projects,and combined with the function,cost and value of engineering research to analyze the function,effective investment and value of residential project systematically,and followed by establishing the decision-making model of residential project investment scheme.In this model,the effective investment of each scheme is estimated by using the industry experience value to calculate the corresponding investment coefficient.The weight of each influencing factor is determined by analytic hierarchy process.This paper use fuzzy mathematics and fuzzy Comprehensive evaluation method to quantify the function of residential projects,and choose the better cost-effective functional design based on the value engineering theory.At the end of this paper,an example is given to analyze and apply the decision-making method of residential project investment scheme based on value engineering.The results provide technical support and reliable guarantee for the realization of residential performance,and give some advantages for real estate enterprises to gain advantage in market competition support.Nowadays,the most commonly investment decision-making method is made out by financial evaluation.Value engineering is often used in the construction and construction phase of the manufacturing and construction industries.This paper introduces the introduction of the project into the pre-decision stage of the residential project.The main work is as follows:(1)Through the introduction of a new concept of effective investment,will be used for the original value of the manufacturing principles of the promotion of residential projects for the early decision-making;(2)The residential project function system to conduct a comprehensivecharacterization and definition;(3)The decision-making model of residential project investment scheme based on value engineering is established.It should be added to the investment decision-making process of residential projects,to makes the conventional investment decision-making process as a part of this project.Before this step,based on the premise of market research,we should not only consider both the functional and effective investment trade-off ratio,but also the economic benefits,to help developer choose the residential project design with higher value.
