With the development of cities and upgrading of industrial structure in China,the proportion of office economy is increasing rapidly and it is becoming more and more important.The office building is divided into two types of rental or sale Offices and corporate headquarters Offices.Office buildings in China are more used for rent or sale.With development in office buildings for sale,the investment funds are recovered as soon as possible,but also a lot of hidden risks in management are left.However,The developers can have property of office buildings for rent,on which you could get a mortgage from a bank.Not only could you sit back and wait the increasing in value,but also you could running a business personally.Because that,pure leasing office buildings are gradually increasing.An investment in office buildings is different from in residence,you might have a high rental return,but you need to take risks of the possibility that nobody is interested in them.Each office building investor should be concerned about how to identify and assess risks of pure leasing office correctly and then takes effective Prevention Strategies.This article takes Siya Fortune Center developed by Siya Group Co.as the research object.First of all,the article elaborates the domestic and foreign research results and summarizes the basic theory and methods of the project risk management.It analyzes the classification and development trend of office projects,and lays the foundation for further development of risk identification,evaluation and formulation of response measures.Secondly,it introduces Siya Fortune Center and identifies the project's investment risk.The investment risk of the project is identified by expert investigation,and the risk structure of the project investment is decomposed.On this basis,A fuzzy analytic hierarchy process(FAHP)is used for the investment risk of the project.Some risk response strategies are put forward.Such as portfolio investment to deal with the overall risk,planning market supply and demand,investment marketing quickly win tenants,planning property management.
